The Job At-A- Glance:
We are looking for a Maintenance Supervisor who will be a key member of our Campus Life & Style Family, reporting directly to the site General Manager. As the Maintenance Supervisor, the individual will ensure the safety and functionality of the property, equipment, and grounds. The role is also fully responsible for the overall management and execution of all company maintenance programs, establishing protocols, and compliance.
Staff Development and Leadership:
- Build a team of highly motivated, skilled, organized, and productive individuals who always work well together and represent the company in a professional manner.
- Provide first-class customer service to prospects and residents. Ensure that all requests are handled promptly and professionally.
- Ensure all staff maintain the highest quality of workmanship or act promptly when needed.
- Always strive to instill good work ethics in maintenance staff and good company morale.
- Make sure staff completes all work orders in a timely, professional, and courteous manner, and clean up thoroughly before leaving the unit, or at the end of each work session.
- Maintain and manage building services and preventative maintenance programs to the best of industries practices.
- Supervise the day-to-day operations including but not limited to heating, ventilating, air conditioning (HVAC), plumbing and piping, fire protection, and general building maintenance and troubleshooting, building automation systems and building maintenance systems.
- Hire, train and develop Maintenance team members, holding them accountable for delivering a high level of service.
Property Administration:
- Manage all building services and preventative maintenance programs to the best of industries practices, and in compliance with the State/Federal Govt./OSHA’s Codes/regulations.
- Ensure that all equipment and machinery is kept in good condition. This includes but is not limited to: domestic hot water heaters, boilers, and furnaces, air conditioning units and pumps, storage tanks
- Assist General Manager with other duties as needed and fill in for staff when necessary.
- Conduct regular inspection tours of buildings, interior common areas and the exterior of the property, equipment and surrounding grounds for deficiencies, potential safety, health, or code problems and necessary repairs. Ensuring that the property is clean, maintained, and safe for residents, prospects, employees, and visitors.
- Prepare written reports summarizing findings, and advise other building users, as appropriate, of the findings.
- During Turn: Oversee and supervise preparation including the prompt inspection of vacated units, makes appropriate repairs and charges, and ensures completion as scheduled. Inspect vacant units after repairs and maintenance have been completed to determine quality of work performed and readiness for occupancy.
- Take part in emergency preparedness planning and acts as essential personnel in emergencies.
- Ensure safety procedures are followed, personal protective equipment is used, and health & safety policies are enforced.
- Prioritize and schedule maintenance work, assuring quality of work performed is top notch.
- Manage the Technicians to ensure all service requests are completed and are appropriately and accurately documented.
Financial Performances:
- Assist office staff in maintaining occupancy at or above 99% and collections at or above 99% of potential income.
- Help manager achieve the highest possible net operating income (NOI) through the implementation of effective cost control; revenue improvement efforts (focusing on resident bill-backs, and other income items); and effective budget management.
- Assist management in creation of projects’ plans and budgets, manage maintenance budget on an ongoing basis.
- Work closely with the General Manager and Regional Facilities Manager to manage, formulate and track facilities and capital budget.
- Perform and record quarterly inspections, complete work in a timely manner, and ensure proper resident bill-backs.
Customer Experience & Sales
- Maintain good resident relations and promptly inform property manager of any potential or existing problems.
- Assist in building positive relationships with neighbors, the community, the school, and city departments.
- Oversee all other contracted work in the building, obtaining bids and negotiating prices with vendors and contractors, as approved by RVP/Regional Directors.
- Coordinate deliveries, schedules, and performance of all facility related vendors.

Relevant Systems and Platforms
- HVAC /EPA 608 certification
- Proficient in basic building HVAC systems
- Proficient in basic building electrical systems
- Proficient in basic plumbing building systems
- Make Ready experience
- Proficiency in Microsoft Outlook, Word, and Excel and Property Management software (Entrata).
- Knowledge of market rate and LIHTC programs and Fair Housing Laws and EEO Laws.

- 3-5 years of relevant experience managing building system in student housing
- 3 years of supervisory experience
- 2 years of experience with building automation systems, and life safety systems
- Ability to manage multiple projects simultaneously, set priorities and meet deadlines.
- An entrepreneurial mindset-you're creative and will challenge the status quo to meet the needs of our residents and our company.
