Department/Location: On-Site (Madison Towns on 40th, Renaissance Place, and La Mira at Renaissance)

Position Summary: While maintaining the highest degree of integrity, this at-will position is responsible for organizing and supervising the day-to-day operations of the maintenance staff and overseeing the physical appearance and operations of the property. Additionally, this position will act as the primary liaison between maintenance staff, residents, and vendors, ensuring effective communication and strong relationships.
Essential Duties and Responsibilities: The following list of responsibilities is representative of tasks required by the employee, however, should not be construed as a complete list of responsibilities the job may require.
- Plan, control, prioritize, and direct the day-to-day operations of maintenance staff.
- Create and manage an effective on-call schedule with appropriate response times to emergencies and after-hours repairs.
- Maintain all physical conditions and appearances of the property, including interiors, exteriors, grounds, and curb appeal.
- Achieve operational objectives by completing work orders, inspections, and all maintenance tasks in a timely manner.
- Prepare, proof, and document weekly and monthly reports and logs.
- Maintain accurate reporting of maintenance and capital improvement projects and contracted services.
- Manage and monitor cost expenditure and timely bid collection, while adhering to budgeting targets.
- Ensure quality work is delivered in a timely manner, regarding unit turns, move-ins, renovations, completion of work orders, and all other maintenance projects.
- Obtain bids and negotiate prices as needed with vendors and contractors.
- Manage and maintain all contracts and warranties.
- Recruit, hire, and train new associates and provide training related to each employee's role.
- Assist with snow removal.
- Ensure adherence to all safety policies and procedures.

- Strong leadership abilities with an aptitude to build team morale.

- Skilled in planning, delegating, and coordinating maintenance staff and vendor assignments.
- Exceptional communication skills; both verbally and in writing.
- Ability to operate various hand tools and power equipment.
- Ability to operate a motor vehicle.
- Ability to exercise quick and accurate judgment when problem-solving and resolving conflicts.
- Maintain a high level of professionalism and ability to keep confidential information.
- Invite and be open to feedback from employees, residents, and management to improve services/performance.
- Possess extensive knowledge of fair housing and Equal Employment laws.
- Possess a working knowledge of property management software and computer skills such as AppFolio, MS Word, Excel, and Outlook.
Education/Experience: Requires a High School Diploma or GED and at least three years of property maintenance experience, or an equivalent combination of education and experience.
