Summary:
The Maintenance Supervisor supports the Environmental Services Director (ESD) and in the ESD's absence assumes command of the ESD's role. Responsibilities include a broad mix of task specific routines, line supervision responsibilities, and project responsibilities as assigned by the ESD. Under the direction of the ESD, directs the day to day line maintenance of the Front Porch facility's physical plant in accordance with established policies and procedures.
JOB SUMMARY
The Maintenance Supervisor supports the Environmental Services Director (ESD) and in the ESD's absence assumes command of the ESD's role. Responsibilities include a broad mix of task specific routines, line supervision responsibilities, and project responsibilities as assigned by the ESD. Under the direction of the ESD, directs the day to day line maintenance of the Front Porch facility's physical plant in accordance with established policies and procedures.
ESSENTIAL FUNCTIONS
- Includes the following. Other duties may be assigned as necessary.
- Provides quality Customer Service efficiently to residents, families, co-workers and vendors in a manner to ensure satisfaction.
- Supervises and directs maintenance activities on utility and communications systems to provide heat, steam, electric power, gas, air, HVAC, telephone, fire alarms, and emergency alert capabilities.
- Prepares; issues and closes corrective and preventative work orders for maintenance staff and preventative maintenance contractors, schedules maintenance staff and personnel, adjusts labor schedules for all departments in the event of personnel shortages, and organizes an orderly workflow.
- Initiates and supervises the completion of work orders related to accommodation readiness.
- Maintains the inventory of tools and equipment.
- As directed by the ESD, inspects the work of outside contractors, reports and corrects deficiencies, and insures that the outside personnel meet the criteria of budget, quality and on time production.
- Supervise safety systems such as fire alarms and emergency response capabilities as directed by ESD.
- Conduct training and departmental orientation of workers, to improve work performance and acquaint workers with company policies and procedures.
- Works with refurbishment program and attends Marketing meetings.
- Maintain line familiarity with all facility projects and systems. As directed by Director of Environmental Services may engage in a supervisory and support role in any or all projects.
- At the request of the ESD will conduct in-service training programs for the maintenance staff or as directed.
- Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws which may include directly or indirectly supervise up to ___ maintenance personnel; training employees; planning, assigning and directing work; appraising performance; addressing complaints and resolving problems.
- Follows and ensures department safety standards, practice body mechanic techniques and participate in campus-wide safety programs.
- Performs all duties in a safe and efficient manner. Wears PPE/safety equipment as required for the job. Reports any safety hazards and/or accidents to supervisor. Follows highest standards of cleanliness.
- Attends all mandatory in-service meetings. Complies with all department and facilities policies and procedures.

- Bachelor's degree (B.A.) from 4-year college or university; or 1-2 years related experience and/or training; or equivalent combination of education and experience.
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals; ability to write routine reports and correspondence; ability to speak effectively before groups of customers or employees of organization.
- Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume; ability to apply concepts of basic algebra and geometry.
- Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists; ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
