Position Summary
This position performs skilled tasks in the repair of a variety of complex housing related systems and appliances. Work may occur in the areas of plumbing, electrical, heating, carpentry or some other housing related area.
Responsibilities
Duties include but are not limited to:
- Provide leadership and management for the Maintenance Department employees
- Complete tasks listed or indicated on assigned work orders
- Take actions per policy and procedure to secure all materials and supplies required to complete assigned work orders
- Accurately complete paperwork and/or reports as required to close-out work orders and document summaries of work
- Maintain vehicles and equipment as required
- Provide assistance to the Property Managers as required
- Plans and schedules on-call rotation
- Overseeing all maintenance activities
- Completes work orders as required
- Prepare maintenance action plan
- Prepare and implement a preventive maintenance schedule
- Assists in planning improvement and additions to units
- Assist fire and police personnel when they are called to units during and after work hours
- Coordinates closely with the water/sewer, sanitation, streets and lights department(s) of the City
- Coordinates closely with the gas and other utility companies
- Develop and implement safety programs to ensure compliance with OSHA and other Federal, State and Local laws or requirements and the Safety of employees and customers
- Develop and maintain programs to ensure the security of the organization
- Acts as a Safety Liaison
- Other duties as assigned
Education
Must be a high school graduate or equivalent supplemented by 2 years of vocational training in maintenance or maintenance related trade fields.
Experience
Must have a minimum of 10 years work experience in general housing maintenance procedures.
Knowledge and Skills
Must have a sound knowledge of the methods, tools and materials used in housing maintenance. A good knowledge of occupational hazards and safety precautions is necessary. Must be able to follow oral and written instructions. The ability to accurately estimate time and materials required to complete various tasks is necessary. Must also be able to operate the more common types of machine shop and woodwork equipment. Must also possess a valid NC driver’s license.
Physical Requirements
Must be able to sit, stand and move for moderate periods of time as required to complete the tasks of the job. Must also be able to lift up to 35lbs on a periodic basis. Must be able to work on-call after hours and weekends.
