MAINTENANCE TECHNICIAN
ABOUT THE POSITION: The Maintenance Technician is responsible for performing, or arranging for, the repair and maintenance of the physical assets (property and equipment) for Compass Housing Alliance, a multi-facility housing agency with 20+ buildings in the Seattle-King County Metropolitan area. This is a unionized position, represented by Local 8 of the Office and Professional Employees International Union (OPEIU). LOCATION: Auburn, WA (May at times require work at other program sites) REPORTS TO: Senior Facilities Manager FLSA STATUS: Non-Exempt SCHEDULE: Sunday-Thursday 12pm-8:30pm; with monthly staff meeting on 3rd Wednesday 12-2pm SALARY RANGE: $30.03 per hour Offering a $1,000 Signing Bonus to someone hired in this position. ESSENTIAL DUTIES | Other duties, responsibilities, and activities may change or be assigned at any time. The employee in this position must be able to read, write, and understand English. Maintenance Duties o Perform responsive repairs and preventative maintenance on building interiors and exteriors, within established timelines. o Respond to regular repair and emergency situations using sound judgment and best practices consistent with safety procedures and agency standards. o Perform functions including basic carpentry, electrical, plumbing, dry wall, security systems, and painting projects. o Prepare and respond to scheduled inspections and site visits from various funding agencies. o Perform janitorial services that may arise during the shift, as necessary. o Complete light landscaping, such as trimming shrubs and cutting weeds, as needed. o Sweep debris and remove litter from grounds. Maintain and clean outside smoking area. Remove snow and ice from sidewalks, driveways, and access roads. o Work in a safe manner and recognize unsafe situations. Take appropriate action to ensure safety of self and others in and around our buildings. o Assist with unit turns and office transitions, as needed. o Identify and report defective materials or questionable unit conditions to supervisor. o Maintain the work area and equipment in a clean and orderly condition and follow prescribed safety regulations. o Report resident behavior to program management which might present maintenance or repair concerns. o May be assigned to handle after hours emergencies Administration o Maintain necessary paperwork including, but not limited to, work orders, maintenance logs, receipts, and invoices. o Purchase supplies and track inventory in coordination with Facilities team. o Pull requests, access records, and document within the facilities software system. Leadership o Project a favorable image of the agency to promote its aims and objectives and foster and enhance public recognition and acceptance of all its areas of endeavor. o Work in conjunction with other Compass programs to support agency mission. o Advance diversity, equity, and inclusion in all aspects of the work. KNOWLEDGE, | · Demonstrated knowledge of facilities responsive repairs and planned preventative maintenance as well as basic equipment and appliance troubleshooting skills. · Demonstrated knowledge of basic carpentry, electrical, plumbing, dry wall, security, and painting. · Manage difficult interpersonal situations effectively and know when to seek out support from your manager when needed. · Ability to follow agency policy and procedures to maintain safety and security within the facility. · Ability to set and maintain boundaries in a professional manner. · Promote a team environment that values, encourages, and supports differences. · Relate openly and comfortably with diverse groups of people, while valuing their differences. · Work independently and as part of a team, particularly to exercise sound decision making in the absence of supervision, with strong collaboration skills. · Excellent written and oral communication skills with ability to communicate effectively about technical problems and solutions. · Strong problem solving, time, and project management skills are required to be successful in this role. · Aptitude for learning new technology skills with Microsoft products and other internet-based software. · Ability to learn new functions on office equipment and devices (printer, scanner, projector, mailing machine, copier). |
EDUCATION AND/OR EXPERIENCE | · A minimum of 3 years’ experience working in a maintenance or facilities capacity or related field. · Technical school or maintenance-related certification, a plus. · Awareness and/or training around issues of equity, intersectionality, and belonging, desired. · Familiarity with issues of housing instability, mental health, substance use, sexual assault, and/or domestic violence. Experience working in an environment where language may be a barrier, desired. · Valid WA driver’s license, and a driving record that meets Compass standards, required. · Work experience is a key factor for success in this role. In addition, success in this role requires a passion for knowledge and drive for continuing professional development or education. A High School Diploma or GED is required, and an Associate Degree is preferred. |
PHYSICAL DEMANDS | The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. o While performing the duties of this job, the employee is regularly required to talk and hear. o The employee is frequently required to stand, walk, use hands to finger, handle, or feel, type, and reach with hands and arms; and requires the ability to occasionally push, pull, lift and/or carry supplies up to 50pounds. o Must be able to kneel, crawl, and crouch. Some work may occur in confined spaces. o Work takes place in office, housing, and shelter environments where long periods of standing, sitting, working on a computer, walking to various work areas, and going up and down stairs are required. o Travel to program sites and meetings outside the office and around the county are necessary. Mental efforts like attention to detail, interacting with others in-person and through email, using critical thinking skills to strategize, develop and implement business plans, create, and edit documents, listen, and participate verbally at meetings. WORK ENVIRONMENT | The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. The noise level in the work environment is normal. Compass programs are housed within a human services environment in the Greater Seattle area. Our diverse tenant community includes many single, formerly homeless adults who lack any family support system. Compounding the constraints of poverty, our client community includes the physically and mentally disabled, persons living with AIDS, those who struggle with chemical dependencies, veterans, and vulnerable, elderly adults. Working at Compass will mean that you will be in close proximity to the people we serve. This position is not eligible for remote work, it requires onsite work only. This position is not eligible for remote work. Compass facilities are monitored with camera surveillance equipment for safety and security purposes. The cameras will generally be utilized only in public areas where there is not a reasonable expectation of privacy. However, please be aware that in our housing facilities, some residents may choose to utilize their own private surveillance equipment within their units. |
