Scope and Purpose
The goal of the Maintenance Technician is to perform preventive maintenance and repairs throughout the entire property. This position is responsible for maintaining a repaired and cleaned condition of the site, exterior and interior of the property while safely using equipment and materials following all manufacturers’ directions. Continually works to increase his/her working knowledge of the property. This is a comprehensive description of this position, but it should be noted that some duties and responsibilities might not be specifically addressed. A team approach is encouraged by ChadNic Properties, and employees are expected to perform any reasonable request or task that is consistent with the company’s objectives. All employees are expected to adhere to all procedures and policies contained in the directives and manuals issued by ChadNic Properties otherwise communicated in writing or verbally.
Education and Experience
· High school diploma or equivalency is preferred.
· Prior maintenance experience or experience in a related field is preferred.

- Tools and equipment to perform duties for this job description. Certain property specific tools, equipment and expendables may be provided.
- HVAC/EPA Certification is a plus.
Duties and Responsibilities
- Performs the following duties on a routine basis:
- Paint and caulk building exteriors and apartment interiors.
- Perform minor electrical repairs (i.e., replace receptacles, fixtures, outlets, switches, etc.)
- Repair or replace windows, sliding glass doors, latches, screens, shelves, hinges, mirrors, and baseboards.
- Repair holes in sheetrock, apply texturing, and perform minor sheetrock replacements.
- Perform minor carpentry repairs.
- Check appliances and notify supervisor of problems when necessary.
- Diagnose, trouble-shoot and correct minor appliance failures (i.e., repair dishwasher motors, ice makers, garbage disposals, stove elements, etc.) and remove and replace if necessary.
- Repair minor plumbing issues (i.e., repair sinks, faucets, toilets and bathtubs, sewer backups, etc.)
- Inspect bathroom and kitchen flooring and perform minor repairs and/or replacements.
- Replace or repair mini-blinds, ceiling fans, curtains, light fixtures, etc.
- Re-key locks and make keys when necessary.
- Maintain a daily log of pressures and temperatures on commercial HVAC units and replace A/C filters as needed.
- Assist in regular grounds inspections, pick up trash, empty trash containers and assist in grounds work.
- Clean carpets and extract water by operating carpet cleaning equipment.
- Regularly inspect the property to ensure that there are no safety hazards that would pose a liability or potential liability and immediately correct any that are found while notifying the supervisor of any action that was taken.
- Complete minor roof repairs (built-up and composition roofs).
- Treat for insects and rodents as allowed by law.
- Perform custodial work by sweeping, vacuuming, cleaning, mopping, etc.
- When necessary, shovel snow from driveways, public areas and walks and prevent ice buildup by applying ice melt products.
- When directed, travel to vendors to pick up supplies and parcels.
- Distribute correspondence to tenants/residents.
- In accordance with company guidelines, complete all necessary paperwork and forms in a timely manner.
- Perform all job duties by incorporating both safely and customer service.
- Participate in a rotating on-call emergency schedule for evening, weekend and holiday coverage.
- As directed by the supervisor, complete work orders and requests for service.
- When lifting heavy or awkward items, use a support belt and/or get assistance. Use the appropriate personal protective equipment (PPE), (i.e., gloves, mask, goggles, etc.) for the task at hand and in compliance with company guidelines.
Performance Standards and Expectations
- The job requires company-approved attire, and he/she must portray a neat, clean and well-groomed professional appearance.
- He/she must be project/team oriented, trustworthy, honest and enthusiastic.
- The employee shall perform his/her duties ensuring completion in a zero-defect and timely manner using standards of dependability and productivity.
- The employee must be willing to learn, possess good communications skills, have the ability to work independently and be willing to participate fully in designated training programs and staff meetings.
- This position only has authority that is specifically delegated by the Supervisor.
- The employee must genuinely support and promote good tenant/resident service and relations while being customer service oriented.
- Regular attendance is mandatory.
Mental and Physical Requirements
Constantly: The employee must be able to be on his/her feet and be able to perform the following activities for a period of 66 – 100% of the time.
Examples are:
- Climb ladders to perform routine repairs and maintenance.
- Grip, turn and grasp equipment and tools to perform routine repairs and maintenance.
- Kneel/Bend/Squat/Stoop when performing routine repairs, maintenance and picking up debris.
- Reach above shoulders to perform routine repairs/maintenance, paint and move equipment.
- Climb stairs to perform routine duties at properties with multi-story buildings.
- Possess finger dexterity to handle equipment and tools to perform routine repairs and maintenance.
- Carry and lift tools, supplies ladders, etc.
- Between 1-25 lbs. – Constant need (66% to 100% of time)
- Between 25-75 lbs. – Constant need (66% to 100% of the time)
- Perform general and detailed observations.
- Follow all work safety programs and instructions.
- Interpret written and oral instructions.
- Read and comprehend manufacturers and product label directions.
- Effectively communicate with residents and staff members.
- Have adequate vision and mobility.
Frequently: The employee must be able to perform the following activities for a period of 33% to 66% of the time.
- Write and complete reports and service requests.
- Work outdoors in all conditions.
- Clearly observe things beyond an arm’s reach.
- Carry and lift items weighing 25-75lbs.
- Drive a vehicle.
Occasionally: The employee must be able to perform the following activities for a period of 1% to 33% of the time.
- Carry and lift tools, supplies ladders, etc.
