SUMMARY
In this critical role for the residential community, you will maintain all physical aspects of the buildings as well as general apartment maintenance on a daily basis along with the grounds. You will participate in the apartment turn-key process, service requests, and preventative maintenance programs. Chosen candidate will contribute to the organization and inventory control of the Maintenance Shop and other storage areas, apply all safety standards and practices associated with maintenance operations, and effectively communicate with residents, vendors and other employees.
DUTIES
- Maintains the interior and exterior appearance of the building and property by performing daily Janitorial duties in common areas, including all lobbies, stairwells, walkways, hallways, windows, banisters, bathrooms, and storage/exercise/communal use rooms
- Complete Unit Turnovers, within 3 days of move out, as necessary
- Perform painting duties as necessary
- Perform preventative maintenance tasks per schedule
- Assist in apartment and systems inspections as required
- Respond to work orders for units and common areas, prioritizing based on urgency, and entering into OneSite
- Respond to Maintenance Emergencies which may include responding after-hours, weekends, and holidays
- Troubleshoot and diagnose mechanical, electrical, and plumbing issues, including appliances
- Monitor the landscape contractor, to ensure satisfactory work
- Work closely with vendors to ensure satisfactory work
- Follow safety protocols and ensure compliance with all relevant regulations
- Provide excellent customer service to internal stakeholders and residents by addressing their maintenance needs promptly and effectively
- Keeps the maintenance shop neat, free of trash or clutter, and organize daily
- Attentive and cautious with regards to the overall security of the property, keeping all keys in possession

REQUIREMENTS
- Minimum of 2 years of experience in maintenance field
- Strong knowledge of mechanical, electrical, and plumbing system
- Ability to read and interpret technical manuals
- Proficient in using hand and power tools for repair and maintenance tasks
- Must be physically able to frequently lift, carry and move items weighing up to 50 lbs. without assistance and be able to withstand prolonged standing and repetitive activities, to include but not limited to using tools and machinery, walking, climbing, bending, stooping, squatting, crouching, and kneeling
- Basic understanding of leadership principles and the ability to work independently or as part of a team
- Excellent problem-solving skills and the ability to think logically when troubleshooting issues
- Familiarity with Property Management Software programs such as RealPage Maintenance Facilities
- Basic proficiency in English for effective communication
