Responsibilities:
· Responsible for the completion of all maintenance service requests as assigned.
· Complete the turnover process of any vacant units as directed by the Property Manager
· Work within expense limits established by the Property Manager
· Schedule and complete the “Preventative Maintenance Program.”
· Coordinate special projects as directed by your direct supervisor.
· Monitor all work being performed by outside contractors.
· Responsible for 24-hour emergency maintenance as scheduled.
· Monitor and maintain all building systems as assigned.
· Maintain a professional and courteous manner with all residents, vendors, contractors, and fellow employees. Have a fair housing mindset (each individual is treated equally and fairly)
· Assure safety standards are being implemented and adhered to per the Employee Handbook and comply with all other company, local, City, State and Federal guidelines.
· This job requires exerting 50 to 100 pounds of force occasionally, and/or 25 to 50 pounds of force frequently and/or 10 to 20 pounds of force constantly.
· Special projects and other responsibilities may be assigned and will be included as part of the job scope from time to time.
· Some daily tasks (not limited to those listed): painting, appliance repair, minor to medium plumbing, minor to medium electrical, groundskeeping, light carpentry work, minor to medium drywall work among others as needed
Qualifications:
- 2 years Residential maintenance required
- Valid Driver’s License
- Clean Criminal Record
- A passion for troubleshooting and repairing
- A strong work ethic and a positive attitude
- A team player who thrives in a collaborative environment
- Ability to learn and adapt to changing regulations
