Language Ability:
Ability to read, analyze, and interpret common scientific and technical journals, financial reports, and legal documents. Ability to write speeches and articles for publication that conform to prescribed style and format.
Math Ability:
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
Reasoning Ability:
Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
Computer Skills:
To perform this job successfully, an individual should have knowledge of Microsoft Office, property management software and other software applications as needed.
Education/Experience:
High school graduate or equivalent and at least 6 months demonstrated related experience.

While performing the duties of this job, the employee is regularly exposed to outdoor weather conditions. The employee is frequently exposed to work near moving mechanical parts, risk of electrical shock and vibration. The employee is occasionally exposed to wet or humid conditions (non-weather), work in high, precarious places, fumes or airborne particles, toxic or caustic chemicals, extreme cold (non-weather), extreme heat (non-weather), mold, lead and blood borne pathogens. There is always the potential risk of asbestos exposure when working with certain building materials.

Duties and Responsibilities include the following:
- Performs range of preventative maintenance duties, e.g., removing weeds, dead plants, leaves, cleaning gutters; managing and applying ice melt; ordering, tracking, storing, and managing supplies; changing filters; creating and submitting detailed work orders and successfully closing preventative maintenance and Level 1 service orders; cleaning common areas, and walkways.
- Perform regular pest control maintenance, inspection, prevention, and treatment practices; assume full ownership of responsibility for pest control and treatment efforts & cost control/reduction strategies.
- Identify and perform basic maintenance duties managing, maintaining, and scheduling fire extinguisher compliance and contractors; performing general maintenance repairs; replacing smoke detectors, light bulbs, light fixtures; clearing condensate drains, and Level 1 service orders.
- Walk property exteriors monthly to identify and execute Level 1 service order repairs; creating and submitting detailed work orders for Level 2, 3, and urgent issues; schedule and perform power washing seasonally.
- Upholds outdoor landscape design andaesthetics duties scheduling and cleaning safely reachable gutters; soliciting competitive vendor estimates; removing items at dumpsters to include trash; trimming overgrown limbs and hedges; monitoring and responding to retention pond maintenance; managing leaves in the fall and coordinate leaf collection schedules with appropriate city entities; manages and maintains high standards for all properties.
- Coordinates inspections and speaks with tenant a week prior and morning of to confirm inspection; querying and contacting tenant, entering detailed work orders, documenting conversation with tenant, and obtaining completed customer satisfaction survey.
- Coordinates and supports work outcome of volunteer groups by ordering and delivering supplies and tools before/after event and guiding work product and completion.
- Negotiates cost-saving measures with high quality results across vendors, contractors.
- Initiates follow up and follow through of resident relations, contractors, and maintenance techs.
- Proficient use of company-supported software to include avenue for submitting work orders, information from agency property management and communications software.
- Schedules and coordinates routine maintenance of company vehicles with work stoppage work arounds while vehicle is out of commission; maintaining clean vehicles, removing trash from cab and bed, wipe and vacuum interior, coordinating with supervisor for annual detailing.
- Regional travel required: 70% Wake County; 20% Durham County, 10% Orange County with mileage reimbursement for use of personal vehicle. May expand as properties are developed or acquired.
- All other duties as assigned.
