- Russell Lamson Apartments (90 tax credit units) in Waterloo, IA
Schedule & Hours:
- The core schedule for this role will be Monday - Friday; 8 AM - 5:00 PM
- Evening and weekend on call availability is required. We operate on an emergency on-call rotation.
ESSENTIAL FUNCTIONS
- Maintains exterior grounds and interior common areas in quality, presentable condition. This will include but is not limited to the following:
- Sweeps, vacuums, mops, scrubs, waxes and polishes floors using industrial vacuum cleaners and scrubbing and buffing machines; as applicable.
- Sometimes using ladders, dusts and washes walls, cleans ceilings and dusts and polishes light fixtures. Washes and replaces blinds.
- Moves cabinets, boxes, furniture, crates and equipment to clean areas. May remove stains from such surfaces as rugs, drapes, walls, and floors using chemicals and cleaning solutions.
- May also sweep walks, rake leaves, remove snow or perform other incidental seasonal tasks.
- General maintenance and upkeep responsibilities including minor plumbing, electrical, HVAC, light carpentry, painting and landscaping.
- Responds to open work orders and resolves resident/tenant requests within 24 hours.
- Prepare and turn vacated apartment units within a 24-hour period (5 days if not immediate). All vacated apartments must be painted, thoroughly cleaned, carpets shampooed and repairs done in a timely and impeccable manner.
- Assists in scheduling and completing preventive maintenance for buildings and building equipment.
- Hands-on work of all building repairs, preventative maintenance and general upkeep of the facility with special attention to more involved operations or projects.
- Diagnose problems, replace or repair parts, test and make adjustments.
- Use a variety of hand and power tools, electric meters and material handling equipment in performing duties.
- Walks property at regular intervals (daily) to ensure resident/tenant property rules are being followed and that the property is clean and orderly and in good maintenance condition.
- Comply with safety regulations and maintain clean and orderly work areas.
- Works on the last day and first day of each month until responsibilities completed; some overtime may be required. Evening and weekend on-call rotations as required.

Required Experience:
Minimum Requirements:
- 1-3 years of experience in custodial or janitorial work. Ideally in residential or commercial real estate.
- Live within 20 minute radius of the property
- Excellent verbal, written and presentation skills; Ability to communicate effectively with community tenants, vendors / external parties, and across corporate divisions.
- Weekend and evening emergency maintenance on-call availability.

WORK ENVIRONMENT
- While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts and vibration. The noise level in the work environment and job sites can be loud.

ADDITIONAL SCREENING REQUIREMENTS
- Current and valid driver’s license is required. Must pass a Motor Vehicle Record check (MVR) and have a safe driving record.
- Successful completion of pre-employment strength test or 'CRT examination' is required.
- Must successfully meet criminal background screening requirements for position.
