Maintenance Technician
Job Summary: Oversees property maintenance of grounds, building facilities and guest rooms. Responsible for daily cleaning and upkeep, preventive maintenance, small repair and tasks, special projects, and communicating larger maintenance needs to the General Manager.
Duties and Responsibilities
General
1. Ensure the best possible lodging experience for each guest, within the framework of ESA operating guidelines.
2. Follow ESA's grooming and appearance guidelines.
3. Wear a provided maintenance uniform and nametag at all times on property.
4. Order and install small maintenance items as needed for repair, under direction of Assistant General Manager.
5. Complete tasks and assignments on the daily Maintenance Checklist.
6. Complete Maintenance Request Forms within 24 hours.
7. Complete Preventive Maintenance program on a timely basis.
8. Respond to maintenance emergencies timely, on a 24 hour call basis.
9. Assist with carrying dishware items to rooms when requested.
10. Practice safe working conditions under Occupational Safety and Health Administration guidelines to include Bloodborne Pathogens.
11. Practice safe chemical handling as prescribed in Material Safety and Data Sheets.
12. Perform other such duties assigned by Property Management to meet guest or operational needs.
Common Guest Areas and Exterior
1. Clears trash and empties property trash containers daily.
2. Sweeps and cleans sidewalks and stairs as needed (trash and weather related).
3. Clears debris from parking lot, landscaping, and dumpster area daily.
4. Ensures exterior building and grounds are clean by use of a pressure washer and blower.
Common Guest Areas and Interior
1. Paints walls, ceilings, doors and window trim as needed.
2. Provides Preventive Maintenance to 2 rooms each day.
3. Ensures Preventive Maintenance repairs in the following areas:
o Lighting;
o Electrical circuits and wiring;
o Plumbing;
o HVAC;
o Guest room walls;
o Appliances;
o Doors and locks;
o Furniture;
o Carpet (remove stains) and;
o Floor coverings.
Maintenance Tech
4. Ensures Guest Laundry washers, dryers, vending machines and common areas are cleaned twice daily.
5. Maintains clean, organized maintenance workshop and storerooms.
Skills Needed
1. General knowledge of heating, air conditioning, electric and plumbing skills.
2. Knowledge and ability to use basic work tools and equipment.
3. Ability to patch holes, clean carpets, and paint walls.
4. Ability to work well under limited supervision.
5. Ability to work well with others.
6. Strong work ethic.
Skill Preferences
1. Apartment, building, or lodging maintenance experience.
Physical Requirements
1. Ability to bend at waist and work on knees.
2. Ability to reach over head.
3. Ability to stand for long periods of time.
4. Ability to walk three flights of stairs.
5. Ability to work outside in hot or cold weather.
6. Ability to lift and carry 50 pounds.
EDUCATION and/or EXPERIENCE: High school diploma at a minimum required and 3 or more years of hotel operations experienced preferred.
LANGUAGE SKILLS: Must have developed language skills to the point to be able to:
• Read and interpret documents in English such as routine correspondence, newspapers, periodicals, journals, and manuals.
• Write routine reports, correspondence, business letters, summaries, and reports in English using prescribed format, and conforming to all rules of punctuation, grammar, diction, and style.
• Ability to speak effectively in English to customers and employees.
REASONING ABILITY: Must have developed reasoning abilities to the point to be able to:
• Apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
• Ability to add, subtract, multiply and divide numbers; and ability to calculate figures and amounts such as discounts and percentages.
• Read and interpret business records and statistical reports.
COMPUTER SKILLS: Must have sufficient computer skills that will allow the individual to be able to use, in a proficient manner, certain Company-issued software programs implemented at the hotel, including but not limited to Microsoft Word, Microsoft Excel, Dropbox, Microsoft Outlook, Company-issued internet browser programs, and Company-issued electronic mail programs. [NOTE: Company-issued software programs may change from time to time; the individual is required to learn the new programs and upgrades as soon as practicable after such items are provided to the hotel.]
