Position Summary:
The Division Marketing Manager leads marketing strategy, aiming to drive qualified traffic to Landsea Homes communities and the company's website while optimizing ROI.
Responsibilities:
- Collaborate with sales and marketing teams to align marketing programs with division goals.
- Develop and execute annual/quarterly marketing strategies and division/community plans.
- Manage agencies for online and offline marketing initiatives, including direct mail, email, signage, ads, events, and web content.
- Ensure consistent, premium, and world-class branding across all touchpoints.
- Provide clear, constructive creative briefs to agency partners.
- Monitor and analyze community traffic, making data-driven recommendations.
- Utilize Salesforce, Pardot, and Google Analytics to measure marketing effectiveness.
- Manage the marketing budget effectively, focusing on optimization of ROI.
- Assess model and sales office presentations and support sales counselors.
- Manage online content to drive conversion metrics.
- Coordinate community photo shoots and update the photo library.
- Oversee lead management database messaging for the division.
- Attend sales meetings, visit communities, and monitor market trends and competitors.
Qualifications:
- Bachelor’s degree in business, advertising, marketing or equivalent.
- Minimum 5 years of relevant marketing experience, preferably in the real estate or new home building industry.
- Proficiency with various social media platforms and Microsoft Office Suite, with a strong emphasis on Excel and PowerPoint.
- Highly organized, detail-oriented, and the ability to manage multiple projects and deliverables in a dynamic environment.
- Strong communication skills and comfortable communicating cross-functionally with internal and external business partners.
Supervisory Responsibilities:
This position has supervisory responsibilities and will lead a team of people.
Physical Requirements:
This is primarily a sedentary position, but some field activities may include walking on un-graded sites or general site field reviews. May be required to occasionally bend, stoop, reach, lift, move and carry office materials and supplies weighing 25 pounds or less. Finger dexterity is required to operate a computer keyboard. This position requires public contact, as such, appropriate business apparel and professional appearance is expected.
Travel Requirements:
Occasional travel may be required. A valid driver’s license and active vehicle insurance is required at all times.
