SUMMARY: As our Director of Preconstruction you will oversee estimators and preconstruction managers ensuring that their teams work on time, in high quality, and the performance of the group. This is the process solutions group for bio, pharma, research, and food. These will be mechanical projects.
MUST HAVES:
- Well-versed in preconstruction and estimating work in the commercial mechanical subcontractor space.
- Process piping, sheet metal, and ductwork.
DUTIES& RESPONSIBILITIES:
- Provides leadership and direct report development to ensure performance objectives are achieved for both the team and the organization.
- Ensures policies and best practices are followed while conducting timely performance management conversations with team members.
- Supports recruitment efforts within the preconstruction team to fill open positions.
- Develops and maintains positive relationships with internal team members and groups.
- Actively builds and maintains relationships with key customer accounts and professionals.
- Supports the development of and participates in customer presentations on specific project proposals.
- Communicates the outcome of presentations and relays specific customer expectations that will influence contract performance.
- Meets with customers to provide advice and planning during the preconstruction phase to ensure project success.
- Detailed understanding of project delivery methods of plan spec, design-assist, and design-build.
- Detailed understanding of contractual procurement methods and reimbursable terms.
- Detailed understanding of the various design phases to include SD, DD, and CD documents.
- Partners with the design team to guide and/or lead the design effort for early involvement projects. Oversees successful and well-organized transition for sold projects to operations teams.
- Creates accurate conceptual budgets based on minimal information. Review all estimate packages to ensure accuracy and completeness before formal proposals.
- Produces project estimates using prescribed forms, industry-recognized techniques, and our standardized processes.
- Communicate all project issues through the appropriate channels of management promptly.
- Monitors all addenda, scope changes, and bid forms to ensure they are processed and incorporated into the estimate promptly. Assists in negotiating contracts, change orders, etc. as required.
- Oversees bid-day vendor and subcontractor analysis to ensure project requirements are clearly understood in the preconstruction approach.
- Maintains project probably in craft labor forecasting system to ensure an accurate reflection of business unit capacity.
- Works with operations leadership to align project team availability with targeted project pursuits.
- Leads pursuit meetings to ensure alignment with business development, preconstruction, operations, and engineering resources with business goals.
- Operates with a strong sense of urgency in meeting both internal and external deadlines.
- Detailed understanding of mechanical, plumbing, process, and cleanroom architectural requirements.
EDUCATION & EXPERIENCE:
- Bachelor’s Degree in Construction Science, Construction Management or a related field is preferred.
- 7+ years of professional mechanical preconstruction experience.
- In-depth understanding of construction procedures and material and project management principles.
- Familiarity with quality and health and safety standards.
