About the Job
Manage all aspects of (>$5MM) HVAC mechanical, piping and plumbing projects from initial phases of project startup through submittals, installation, commissioning and final completion. Develop specifications and requests for bid proposals. Exercise considerable independent judgment and initiative in performing assigned duties. Exercise tact and courtesy in contacts with customers, suppliers, contractors and others. Manage and provide direction to project team. Stay abreast of all relevant construction and building codes, standards and regulations. Provide expert guidance on construction and renovation projects and determine best options for cost control while completing a high quality project.
Job responsibilities include:
- § Ability to develop a complete understanding of project scope, specifications, contract requirements, schedule, resource requirements, billing terms and profitability
- § Transition project from estimate and pre-construction phase to a well defined project execution plan
- § Deliver the project to the pre determined and agreed budget, maintaining time and quality parameters
- § Develop a complete project plan and communicate it with the project team
- § Facilitate kick-off meetings with project team, suppliers and subcontractors
- § Coordinate engineering, design and shop drawing efforts with department managers
- § Establish a good working relationship with field Superintendents
- § Schedule workforce needs with Superintendents, Operations Manager and Human resources
- § Support and insure all work is completed in accordance with the Company Safety Program
- § Utilize value engineering to insure projects are managed with maximum cost effectiveness
- § Manage the submittal process, RFI requests, specifications, etc timely and accurately
- § Ensure company and subcontractor compliance with contract and project specifications
- § Direct and coordinate subcontractor work including quotation, contract award and schedule of work
- § Purchase equipment and materials and ensure accurate, timely delivery of all needed materials
- § Schedule company pre-fabrication and supplier shipments
- § Maintain equipment purchases and rental equipment within budget
- § Generate status reports, management reports, 3 week look-ahead schedules, etc.
- § Manage the jobs change order process in a timely manner including work cost estimate, accurate pricing and documentation control with customer
- § Continually monitor project costs, prepare job cost forecasts and review with executive management
- § Attend any and all job related meetings as required
- § Manage project cash flow and submit accurate and timely requests for payment
- § Approve all invoices for payment
- § Ensure as-builts are completed in a timely and accurate manner
- § Insure warranty compliance with suppliers and customer contractual obligations

EDUCATION: This Position requires a minimum of a Bachelors Degree in Mechanical Engineering, Construction Management or related field degree. At least 5 years experience in HVAC, Piping and/or Plumbing may be accepted in lieu of a degree. Completion of OSHA safety training is also required |
