Overview:
The Mortgage Closing Specialist I will serve as a key liaison in the process of gathering and submitting necessary loan information for Closing Disclosure (CD) issuance. This role will collaborate with various internal and external parties to meet target close dates, ensuring the timely and accurate submission of data, including homeowner, tax, fee, payoff, and third-party invoices. The ideal candidate will be able to manage a pipeline of tasks while ensuring compliance with all regulatory standards and internal controls.
Primary Responsibilities:
- Assign and review pipeline reporting for title reviewers, ensuring all necessary documentation is collected and reviewed.
- Maintain effective communication with customers, brokers, settlement agents, loan officers, and other internal departments to ensure a seamless closing process.
- Collaborate with internal departments and external organizations to gather necessary closing documentation, such as payoffs, subordination agreements, title, tax, and homeowners/flood insurance details.
- Conduct thorough reviews of loan files to ensure compliance with state and federal guidelines and regulations.
- Obtain verbal verification of employment for all income-qualified borrowers.
- Track rate lock expirations, document expirations, and work proactively to resolve any potential issues.
- Ensure that all documentation required for CD issuance is complete, accurate, and timely.
- Coordinate with settlement agents to obtain fees and contact information for CD purposes.
- Monitor closing dates to ensure timelines are being met and update stakeholders if there are any changes.
- Adhere to operational and compliance controls to ensure the closing process is in line with company policies and regulatory standards.
- Support diversity and reflect the M&T Bank brand in interactions with all stakeholders.
- Complete other related duties as assigned.
Scope of Responsibilities:
- Work closely with internal teams (loan officers, post-closing, mortgage servicing, etc.) and external parties (borrowers, brokers, settlement agents) to ensure the accuracy and timeliness of the closing process.
Supervisory/Managerial Responsibilities:
- This position has no direct supervisory responsibilities.
Education and Experience Required:
- Associates degree or a minimum of 1 year of prior business experience, or in lieu of a degree, a combined 3 years of higher education and/or work experience, including at least 1 year of business or customer service experience in a closing or mortgage-related role.
- Strong PC skills, with proficiency in spreadsheet, word processing, and email software.
- Ability to make sound decisions based on available information.
- Flexibility to work within a dynamic, fast-paced mortgage environment.
- Ability to adapt to new policies and procedures to improve processes and workflow.
- Ability to manage time effectively and meet deadlines in a high-pressure environment.
- Strong verbal and written communication skills.
- Attention to detail and excellent organizational skills.
- Ability to prioritize tasks and work independently.
- Strong work ethic and reliability.
Education and Experience Preferred:
- Previous experience in mortgage closing at a lender, title company, or settlement agent's office.
- Knowledge of mortgage software systems and related tools.
- Familiarity with TRID (TILA-RESPA Integrated Disclosure) requirements.
- Solid understanding of investor, product, and compliance requirements in the mortgage industry.
- Experience with system testing is beneficial, but not mandatory.
Skill Set Requirements:
- Closers with experience preparing residential Closing Disclosures (not commercial).
- Knowledge of TRID requirements.
- Prior experience with system testing is beneficial, but not mandatory.
Excellent verbal and written English communication skills and the ability to interact professionally with a diverse group are required.
