The Assistant Property Manager will assist in maintaining high property occupancy and low resident turnover within the established budgeting guidelines. Under the direction of the Property Manager or Area Manager, this position is responsible for assisting in all phases of the property's operation, including, but not limited to, administration, maintenance of the physical property, and direction of on-site resources in the Manager's absence.
DUTIES & RESPONSIBILITIES
- Markets and leases the property to prospective residents, explaining terms of occupancy and providing local area information
- Markets apartments according to Fair Housing guidelines and Resident Selection Plan
- Assists manager with staff and resident inquiries
- Assists manager with training staff
- Assists manager with implementing marketing program
- Prepares weekly traffic reports and marketing reports
- Prepares monthly market study based on competitive properties
- Assists with collection of monthly rentals and deposits
- Investigates complaints, disturbances, and violations and resolves issues
- Maintains compliance with Affordable Housing Programs
- Processes move-ins and re-certification files to include income and asset verification for Affordable Housing Programs

- All other duties as assigned
KNOWLEDGE, SKILLS, & ABILITIES
- High school diploma or GED
- Experience in property management or similar
- Experience with leasing, sales, and/or marketing
- Affordable Housing experience and knowledge
- Extraordinary interpersonal & communication skills
- Physically able to perform regular inspections of the property, with or without accommodations
- Software application experience (MRI, VMS) and computer skills
