MULTI-FAMILY PURCHASING AGENT
Our residential developer client in Chattanooga is looking for a great addition to their estimating & purchasing department. This purchasing agent will be an integral part of their company growth in Chattanooga as well as other markets they are expanding into! GENERAL FUNCTION:
The Purchasing Agent will prepare the direct job cost budgets for assigned homes
or projects.
This includes coordination of purchase order approval, printing and releases, as well as acting as the main POC for subcontractors and vendors.
This position will also assist with the bidding of jobs and the procurement of labor and materials to build
multi-family projects per the construction start schedule. Additionally, this position
will support field construction staff from a back-office position.

SPECIFIC RESPONSIBILITIES:
Review, qualify, and hire Trade partners as necessary per assigned projects.
Negotiate prices, including terms and model discounts, with all Trade partners and negotiate
rebates from Manufacturers.
Ensure that all necessary documentation has been collected from Trade partners prior to
start of work and, thereafter, update on an annual basis. (i.e.: subcontract, W-9, pricing,
scopes of work, occupational license, etc.)
Solicit bids from outside trades on a routine basis to confirm current competitive rates from
Trade partners.
Solicit bids from outside trades and vendors per project and award bids to meet pre-
construction schedule deadlines.
Maintain accurate standard specifications and scopes of work for each Trade partner.
Provide consistent and strong support to Superintendents, Subcontractors, Vendors and
Purchasing Manager.
Generate accurate purchase orders and distribute them.
Compile permit packages for submittal to appropriate municipality.
Participate in budget and bid hand-off meeting at start of construction.
Generate job specific cost budgets prior to start of construction.
Perform scheduling functions as needed, coordinating with on-site superintendents.
Work with Purchasing Manager to:
o Maintain a cost variance analysis and reduction program.
o Participate in correction of design problems to minimize budget variances, reduce
costs, and avoid repetitive mistakes.
o Establish standard operating procedures for purchasing, monitor the effectiveness of
procedures, revise and improve purchasing processes and procedures.
Research and approve variance purchase orders to meet Accounting Department deadlines.
Maintain price files for each Trade partner and in estimating database.
Continually self-improve through education.

PREREQUISITES FOR SUCCESS:
Construction knowledge.
Ability to analyze job cost variance data and take corrective actions.
Organizational aptitude to manage pre-construction job package routing and processing.
Computer aptitude, willingness to learn to process needed data and to communicate via
email, phone, etc.
Must have understanding and willingness to take direct personnel actions re: non-performing
trade contractors from time to time.
A willingness to handle accounts payable issues with vendors when necessary.
COMPENSATION & BENEFITS:
Salary Range (DOE) $60-75,000/year
Benefits including Healthcare, Dental, Vision, Life Insurance options provided
Bonus potential of 20% based on annual salary each year
