Salary: $20.50 to $22.50 an hour DOE
Schedule: Full-time; Tuesday - Friday 8am to 5pm

Groundskeeper Purpose:
The purpose of the Groundskeeper involve the upkeep of the property in order to enhance and maintain its curb appeal, in a manner consistent with Thrive’s Values. The Groundskeeper will also assist the rest of the staff, as directed, in their efforts to manage the property in an efficient manner.
Groundskeeper Job Responsibilities:
- Oversees keeping the grounds and common areas clean and neat
- Vacuum, sweep, and mop floors, as necessary
- Clean and stock restrooms, as needed
- Notify managers and maintenance team of necessary repairs
- Collect and dispose of trash
- Inspects and helps prepare units after move-out and before move-in
- Contributes to a positive team environment and commits to Thrive's values
- Performs any additional duties assigned by Maintenance Supervisor and Community Manager, and assists maintenance team, as needed
Groundskeeper Qualifications:
- Prior housekeeper, porter, custodial, or groundskeeper experience preferred, but not required
- Excellent customer service skills required
- Weekends required
- Attention to detail required
- Strong team player with the willingness to learn and take initiative on tasks and projects
- May require Driver's License and insurance

Physical Requirements
- This position requires the ability to stand and walk or sit alternatively depending on the specific needs of the day. Estimated 70% - 100% of time is spent on feet.
- Constant need (66% to 100% of the time) to observe areas needing attention/correction. Read cautionary labels; respond to written instructions from staff.
- Occasional need to bend/stoop/squat, climb stairs, push or pull, and reach above shoulder
- Ability to lift/move/push/pull up to 25 lbs. on occasion, frequent need to lift/push/pull up to 20 lbs.
