- This position has end-to-end responsibility to develop, implement and manage New Build Small Cell project. This includes but is not limited to:
- ° Receives information on potential site locations.Analyzes information to determine viability of site, compliance with Company and legal standards and eliminates any candidate sites that create risk for the Company. After a site is selected, this position manages vendors on every step of the acquisition process: e.g., lease negotiation, zoning approval process, title review, Regulatory. Responsible for coordination of property management.Interacts with other departments, Landlords, community officials, consultants, and outside legal counsel to resolve site development, property management issues.Duties may include a combination of the following: review and interpret site lease and vendor contracts/legal documents to ensure compliance; Coordinate and analyze title commitments, recorded documents, bonds and insurance certificates;Interfaces with local, state and/or federal employees regarding zoning.Prepare Company representatives for zoning hearings.At times, represents Company at zoning hearings.Some of these may be with jurisdictions who are hostile.
- Interfaces with Telecommunication Headquarters Regulatory Department to obtain Construction and In-service approvals, and clear any discrepancies on new and/or existing sites ° Develop business cases for site acquisition based on legal review of the proposed lease.Routes the business case and ensures all proper approvals are obtained.
- ° Communicates, verbally and in writing, with landlords to resolve any disputes or clarify any lease interpretations.Many times, these are adversarial situations, requiring negotiation and conflict resolution tactics.Project manages processes to ensure all parties meet established time frames, as well as Company standards. ° Creates, receives, processes and manages all purchase orders associated to the real estate aspects of site acquisitions/modifications.Make certain that costs are within budgetary constraints.° Maintain and update database systems and/or reports pertaining to new small cell cellular site deployment projects.acts with minimal supervision, involving Manager only when issues need escalation.Must be able to prioritize tasks and work quickly, accurately and effectively in stressful and fast-paced environment.Possessing strong organizational skills, being detail oriented and having the ability to work independently are essential. Excellent negotiation and people/management skills are required to work through lease negotiations to drive the project to completion. Good vocabulary and writing skills for business case memorandums and other forms of written or verbal communication are a necessity.
- Team player attitude is a definite plus.
- WIRELESS LEASING AND ZONING BACKGROUND IS NEEDED. STRONG PROJECT MANAGEMENT IS REQUIRED. EXPERIENCE WITH SMALL CELLS AND RIGHT OF WAY EXPERIENCE REQUIRED.
