DUTIES AND RESPONSIBILITIES
The Onsite Maintenance Supervisor is responsible for supervising the workers who maintain our multitude of community parks and town amenity centers. This may involve scheduling work crews, planning daily work activities, and monitoring the work being done.
Supervisory Responsibilities:
- Hires entry-level maintenance employees.
- Trains new employees in the company’s policies, procedures, and best practices.
- Organizes and oversees the schedules and work of assigned staff.
- Conducts performance evaluations that are timely and constructive.
- Oversees Landscaping vendors and provides timely constructive feedback and ensures contract accountability
Essential Duties and Responsibilities:
- Assist in preparation of Scope of Repair and/or Scope of Work
- Assist in sending out prepared scope in a usable Request for Proposal (RFP) format.
- Respond to Request for Information (RFI’s) from bidding contractors in a timely manner.
- Conduct pre-construction meetings, on-site when appropriate.
- Perform project Safety Checks.
- Make scheduled site visits and document projects with Daily Report in approved format.
- Document and provide resolution to major project incidents by completing Occurrence Reports. Photo document site visit with progress photos
- Schedule site visit to compile Punch List items and schedule repairs with the contractor
- Schedule and conduct Final Inspection and finalize the project.
- Attend weekly Services team meetings
- Manage day to day operations and assignments for maintenance and porter teams
- Daily review of contractors on site
- Inspections of parks and facilities
- Ensuring landscaping and pool vendors are employing best practices and meeting expectations
- Manage technical issues on irrigation system.
- Perform or arrange for repair and maintenance of all components of irrigation.
- Emergency Irrigation Management; on site direction of pre-event, event and post-event operations. (work with landscape contractor)
- Know operation of Maxicom system for irrigation control
- Plus other work-related tasks needed

- Knowledge of landscaping best practices in Central Florida
- Ability to hold vendors accountable to contractual obligations
Education and Experience:
• Four-year degree preferred
• 3 years of experience in the landscaping and maintenance industries required
• 5 years of experience as a project manager preferred
• 5 years of experience as an estimator preferred
HVAC certification preferred & CPO certification preferred

Pay and Benefits:
$75,000 annually
