Description of Job
Provide technical support to the Building Operations group by diagnosing and repairing electronic, pneumatic, electric and computer controlled direct digital control systems and devices. Diagnose mechanical equipment failures and mechanical systems operation. Perform calibration and preventative maintenance of electronic, pneumatic, electric and direct digital control system devices. Design, program and install new electronic, pneumatic and electric equipment or modify existing controls or devices and or programming to provide desired equipment operations. Lead the review of new temperature control systems being installed at CSM by outside sources. Provide contractors with device addressing, point names, etc as defined by CSM BAS standards. Determine Mines BAS standards and specifications related to BAS systems. Lead in house commissioning efforts of new BAS system installations. Be the point of contact for commissioning agents.
Duties include:
Mechanical Equipment Installation, Maintenance and Repair:
+ Respond to mechanical equipment alarms and control issues for temperature, lighting, laboratory ventilation, and building indoor air quality. Troubleshoot electronic, mechanical, electrical, pneumatic, and direct digital control devices. Respond to mechanical equipment failures and repair problems if it is controls related, or notify supervisor or responsible shop of repairs needed by others. Troubleshoot these different systems and equipment using a variety of test devices including but not limited to Building Automation System software, Laboratory Ventilation Control system software, electronic test equipment, air and water balancing equipment, pneumatic and specialty test equipment and remote data loggers. Repair, replace and/or modify these devices and programming as required to meet system operation requirements.
+ Program special event schedules for HVAC equipment operation. Review direct digital control logic for proper operation of mechanical and electrical systems and revise programming where required providing optimum performance and reliable operation.
+ Troubleshoot mechanical systems issues where required using mechanical drawings, controls drawings, air or water distribution drawings and/or electrical wiring diagrams.
+ Perform calibration and preventative maintenance procedures for control systems as described in the control PM forms and electronically record PM efforts and calibration data.
+ Install conduit, wire raceway, control tubing, wiring and field devices for control systems. Program, and commission these devices when necessary and create or modify building automation system graphics for in-house additions to the campus building automation and direct digital control systems. Create “As Built” documentation of additions or changes.
+ Provide commissioning services for smaller temperature control projects where independent commissioning agents are not involved in a project. Record deficiencies found during commissioning efforts and work with contractors to resolve these deficiencies. Provide owner witnessing of commissioning efforts where independent commissioning agents are involved in a project.
Building Automation Standards Development & Lead BAS Technician:
+ Develop Building Automation Systems (BAS) standards to be specified during new work and new construction/remodel projects. Act as the campus authority concerning BAS standards implementation and integration . Keep up to date on new technologies in the BAS industry and recommend implementation of new technologies and products to m anagers and budget authorities .
+ Act as the lead BAS technician during construction projects when interacting with third party commissioning agents. In conjunction with Project Managers, help select commiss ioning agents. Act as the lead commissioning agent for projects that are too small to have third party commissioning agents.
+ Perform the duties of the lead BAS technician for the HVAC Operations group. Duties include assigning tasks, reviewing work quality, purchasing parts, answering technical questions , and making decisions where the correct technical approach is in question. Assigns the calling order of the alarm dialer systems. Recommends training for the team of three electronics specialists that will improve the level of service.
Facilities Management Support:
+ Support Facilities Management by collecting equipment operating data and comparing this with mechanical systems design, the sequence of operation, and the actual operation of the equipment in order to insure the equipment is operating properly. Use this data to find more efficient or better equipment operation. Gather mechanical and electrical site information to assist Facilities Management with system designs. Support and assist in the planning and implementation of guidelines for all activities involving the work unit with building automation systems, special projects, systems standardization, building equipment and systems energy auditing. Support Facilities Management by measuring quantity of air or water in heating and cooling distribution systems for engineering design applications and to verify system operation to meet mechanical design criteria. Assist in the review of temperature control submittals for new projects to be installed on campus. Review consists of comparing project plans and specifications versus submittal data to insure control points, equipment and sequence of operation meet plans and specifications.

Three (3) years of relevant experience in an occupation related to the work assigned to this position which included:
- Construction experience with controls sequence of operation f or mechanical systems.
- Understanding of Bac-net controllers and integration
- Program development experience

Education and Experience:
A combination of related education and/or relevant experience in an occupation related to the work assigned equal to three (3) years
