About the Job
Malace|HR is seeking an experienced and highly skilled Operating Engineer r to oversee the physical operations of our properties. This role requires advanced expertise in carpentry, plumbing, electrical systems, and HVAC systems, including cooling towers, chillers, boilers, and rooftop units (RTUs). The Operating Engineer will also be proficient in Building Automation Systems (BAS) and preventative maintenance. The ideal candidate will excel in maintaining tenant relationships, ensuring their comfort and satisfaction while enhancing the overall property value.
Key Responsibilities:
- Carpentry: Perform advanced carpentry tasks, including repairs, installations, and maintenance of wooden structures and fixtures throughout the property.
- Plumbing: Address complex plumbing issues, including installation, repair, and maintenance of pipes, fixtures, and related systems.
- Electrical Systems: Troubleshoot, repair, and maintain electrical systems and components to ensure operational safety and efficiency.
- HVAC Systems: Manage and maintain HVAC systems with a focus on preventative maintenance and troubleshooting. This includes:
- Cooling Towers: Regular inspections, cleaning, and maintenance to ensure proper operation and efficiency.
- Chillers: Monitor and maintain chillers to ensure optimal performance and energy efficiency.
- Boilers: Oversee boiler operations, including maintenance and repairs to ensure safety and performance.
- Rooftop Units (RTUs): Service and maintain RTUs for effective climate control and energy efficiency.
- Building Automation Systems (BAS): Utilize BAS to monitor, control, and optimize building systems, improving operational efficiency and tenant comfort.
- Preventative Maintenance: Develop and implement robust preventative maintenance programs for all building systems to ensure reliability and extend equipment lifespan.
- Emergency Response: Be available for on-call emergencies to address and resolve urgent maintenance issues outside of regular working hours.
- Tenant Relations: Build and maintain positive relationships with tenants by addressing maintenance requests promptly and effectively, ensuring high levels of satisfaction and comfort.
- Documentation & Reporting: Maintain detailed records of maintenance activities, repairs, and system performance. Provide comprehensive reports and recommendations for system improvements.
- Collaboration: Work closely with other maintenance staff and contractors to ensure efficient and effective building operations and maintenance activities.
Qualifications:
- Experience: Extensive experience in building maintenance with specialized skills in carpentry, plumbing, electrical systems, and HVAC systems, including cooling towers, chillers, boilers, and RTUs.
- Technical Skills: Advanced knowledge and hands-on expertise in building automation systems and preventative HVAC maintenance.
- Certifications: Relevant certifications or licenses in carpentry, plumbing, electrical, HVAC, or related fields are preferred.
- Customer Service: Proven ability to manage and enhance tenant relationships, ensuring high levels of tenant satisfaction and comfort.
- Problem-Solving: Strong problem-solving skills with a demonstrated ability to diagnose and resolve complex maintenance issues efficiently.
- Communication: Excellent communication skills for effective interaction with tenants, team members, and external contractors.
- Physical Requirements: Ability to perform physically demanding tasks, including lifting, climbing, and working in various environmental conditions.
Additional Information:
- Work Environment: The role involves both indoor and outdoor work, with potential exposure to hazardous materials and varied environmental conditions.
- Schedule: Regular hours are Monday through Friday on the 1st shift, with on-call responsibilities for emergency situations as needed.
