PRIMARY PURPOSE:
The Operations Supervisor works closely with the mall team in maximizing the customer's shopping experience and tenant sales by working to ensure a clean, well-maintained, safe, friendly, and aesthetically pleasing environment, and asset preservation and enhancement while ensuring implementation of all Cascade Village standards.
PRINCIPAL RESPONSIBILITIES:
The candidate's responsibilities will include, but not be limited to:
• Conducts daily walk-throughs of the property to ensure physical assets are in the best possible operating condition
Respond immediately to any operational issues found.
• Manages preventative and predictive maintenance, repair, and construction work to sustain safe and reliable operation.
• Manage Property Operating Expenses within or below budgeted levels.
• Assist in the development of expense, energy, and capital budgets.
• Assist in the development of expense, energy, and capital budgets.
• Performs Condition Assessments to assist in the development of capital plans and budgets.
• Ensure proper Preventative Maintenance and related record keeping and logs.
• Maintains a safe environment and identifies and eliminates safety hazards to the mall team, tenants, and customers
This may be training for programs such as OSHA, ADA, EPA, and other regulated programs.
• Works with security and local officials to plan and oversee a fire safety program.
• Supports preparation for emergency and disaster response.
• Oversees contractors performing all work and capital work.
Provide support to tenants under construction and ensure that construction is per approved plans.
• Develop team members by recognizing good performance and effectively counseling poor performance
Provide ongoing training and development.
• Complete performance reviews with thorough and objective feedback.
• Resolve tenant lease and non-lease concerns related to facility operations.
• Maintain good relations with tenants through frequent interaction.
• Ensure all service agreements are current and compliant.
• Monitor cleaning and janitorial requirements.
• Perform exterior and interior custodial duties as needed.
• Perform a variety of maintenance/minor repair activities on the interior/exterior areas of the property including but limited to, painting, structural elements, including parking lot and sidewalks, plumbing repairs, clearing drains, interior and exterior lighting including lamp, fuse, and ballast replacement.
• Perform snow removal
Shovel and plow sidewalks, curbs, and intersections place sand and ice meltdown where needed
Keep an accurate snow removal log.
• Ensure all pad tenants and individual tenants' spaces are kept in good order and repaired.
• Complete interior and exterior light inspections monthly.
• Perform monthly roof inspections for roof problems such as flashings, roof drains, caulking, loose HVAC covers, and roof deck issues.
• Operate a variety of equipment to perform preventative maintenance, minor repairs, and maintain cleanliness.
• Assist other departments, including but limited to, Marketing setup events and holidays.
• Complete timely review and processing of vendor invoices to ensure accurate services were provided before payment.
SUPERVISORY DUTIES:
Following applicable policies/procedures and Federal/State laws, this position may perform the following supervisory responsibilities:
Hiring recommendations, orienting, training, and scheduling employees; planning, assigning, and directing work; coaching and appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
MINIMUM QUALIFICATIONS:
The following are the minimum qualifications that an individual needs to successfully perform the duties and responsibilities of this position.
Education/Licenses:
• High School diploma or GED required
• Valid Oregon Driver's License with a clean record
Skills/Abilities:
• Two years of related experience
• Painting, HVAC, electrical, plumbing, carpentry, janitorial, mechanical and landscape skills
• Ability to read and interpret documents such as blueprints, safety rules, operating instructions, and MSDS information and be OSHA-compliant
• Ability to write routine reports and correspondence and communicate effectively with staff, management, and tenants
• Ability to multi-task, solve practical problems, and interpret a variety of instructions furnished in written oral, diagram, or schedule form
PHYSICAL DEMANDS:
