At Pezon Properties, we are seeking an ambitious and driven Outside Sales Representative to join our team. As theOutside Sales Representative, you will be responsible for identifying and evaluating potential real estate investment opportunities, performing due diligence, negotiating contracts, and coordinating property acquisitions. The Acquisitions Specialist will work closely with various stakeholders, including brokers, property owners, and financial institutions to negotiate and close real estate transactions. You will be making phone sales, building rapport, and trying to help clients determine the best way to sell their homes. The ideal candidate is persuasive, confident, and detail-oriented. This position is instrumental in the growth and success of our business, so we provide the tools and support our Acquisitions team needs to perform at their best.
Position:
- Full-time
- In-person
- Working hours are generally Monday-Friday, however Saturday and/or Sunday acquisition appointments are required when needed by the customer.
Responsibilities:
- Manage pipeline of prospects/leads and follow up with clients effectively.
- Identify all the decision makers in the sale or move.
- Complete the due diligence - prepare, and research before showing up to appointment.
- Share property value details with client to justify the value before repairs are completed.
- Visit the property - identify what the client’s price point is and how they came up with it.
- Completely understand the purpose of sale or purchase of property.
- Identify time limitations of sale or move.
- Determine clients’ needs and financial abilities and propose solutions to best suit them.
- Walk through the property, identify repairs, take pictures and post to company files.
- Schedule and conduct sales showings of properties.
- Write an offer and get the property under agreement, appropriate for the situation.
- Communicate effectively with the seller, buyer (in-house), and all transaction related parties.
- Work with the title company to ensure timely closings.
- Successfully close the deal.
- Provide additional support for normal business operations, such as (but not limited to):
- Attending appraisals, meeting contractors, or attending any appointments needed to close transactions or support operations.
- Providing baseline office support to management related to transactions
- Other support functions as directed by management
Qualifications:
- Must live in the Allentown, Bethlehem, or Easton Area.
- Minimum 2 years of business and/or sales experience (with a proven track record).
- Consistent and proven track record of closing new business on the first or follow-up meeting.
- Valid driver's license; Ability to operate a motor vehicle to get to acquisitions appointments.
- Ability to respond very quickly to sellers via phone calls/text messages.
- Ability to answer their phone and work nights/weekends, being flexible with sellers’ needs and attending appointments on weekends.
- Must be a great manager of time, and be able to work autonomously from home or in our office.
- Ability to follow up for multiple weeks, months, or years in case home visit does not produce a contract.
- Must be tech savvy and familiar with online apps/tools such as: Google Docs, Dropbox, CRM (LeftMain), Microsoft Office, Smartphones, Social Media, etc.
- Excellent rapport builder - be a trusted resource for your client. Maintain a direct yet empathetic selling style - using The REI Sales Academy techniques and various sales skills designed for relational selling.
- Must possess a positive mental attitude, an open mind, a growth mindset, and flexibility in approach.
- Must be willing to learn and continuously improve closing skills.
Compensation:
- $3,000 monthly base salary + commission on closed deals (expected first year earnings $120k)
