About the Job
The duties and responsibilities of a Property Manager involve all aspects of day-to-day operations of the properties under their control, including nurturing tenant relations and directing maintenance and repair.
All aspects of move-in's and move-out's
- Process and screen applicants
- Provide tours of the property and units available
- Oversee turn-over
- Inspect apartments to assure that they are move-in ready
- Move-out walk throughs and process charges and disposition letters
Oversee all aspects of Tenant relations
- Coordinate all lease transactions
- Send notifications
- Resolve tenant complaints
- Enforce property rules and regulations
- Compose & deliver violation notices
- Represent Landlord in eviction process if necessary
Daily office duties
- Answer incoming calls and reply to emails
- Calendar management
- File management
- Daily, Weekly and Monthly reports
- Responsible for financial reporting such as monthly budget, A/R, lease expectations and market conditions
- Manage vendor insurance certificate compliance
- Receivables Rent collections, deposits, and entries
- Timely review and approve invoices and contracts within assigned approval limits
- Bi-annual audit
Oversee property and maintenance
- Biannual apartment inspections
- Walk property daily
- Ensure all work order requests are processed in a timely fashion
- Schedule maintenance repairs with outside contractors
- Oversee maintenance orders and budgeting
- Recommend Capital Improvement Projects, such as parking lot, roof, HVAC systems, and unit improvements, etc.
- Oversee workload and performance of other employees
- Oversee parking lots
Schedule/Oversee all systems inspections
- State & Local authorities
- Mortgage & Finance agencies
- Fire & Safety
- Elevators, HVAC, Roof, etc.
Requirements
- Minimum of three years Property Management experience or equivalent.
- Knowledge of Fair Housing
- Excel, Word, Google Sheets, Google Docs, G-Mail.
- Proficient in Appfolio Property Management software.
- Accounting and budget knowledge.
- Ability to work independently.
- Ability to deal with all levels of staff within the company.
- Positive communication and interpersonal skills.
- Maintain prompt and regular, in person, attendance essential.
- Ability to promote teamwork among employees to accomplish goals and to meet the needs of customers. Ability to work with others cooperatively to accomplish projects.
- Ability to comprehend details in various situations to make decisions.
- Ability to work within set standards and procedures and meet varying work schedules as necessary including being on-call.
- Ability to adhere to company policies and procedures.
- Ability to recognize the needs and be sensitive to the feelings and concerns of residents and employees.
