Key Responsibilities:
- Community Cleanliness: Maintain the cleanliness and appearance of the community, including grounds, amenities, building exteriors, leasing office, parking lots, and other common areas.
- Maintenance Assistance: Assist in the preparation of vacant apartments for move-in, repair/replace apartment materials, and handle maintenance requests within the scope of management responsibility.
- Daily Operations: Review daily work order priorities with the Service Tech/Community Manager and comply with company and community operating and safety policies.
- Grounds Walking: Walk the grounds, deliver notices to apartments, and ensure compliance with Fair Housing laws.
- Preventative Maintenance: Perform preventative maintenance tasks, including HVAC filter changes, storm drain and sewer clean-out, and mechanical system checks.
- Landscaping and Repairs: Assist with landscaping, exterior/interior painting, and replacing exterior/interior light bulbs and globes.
- Litter Control: Pick up exterior and interior litter, empty and sanitize trash containers.
- Team Support: Assist the office and maintenance teams, including walking apartments, move-in/move-out reports, and preparing vacant apartments for move-in.
- Occupancy Maintenance: Ensure all repairs and replacements are completed for occupied apartments and clean out trash from apartments before, during, and after make-ready activity.
- Other Duties: Perform any other duties as assigned by the management.
Qualifications:
- Experience: At least one year of experience in the field, including maintenance (preferred).
- Maintenance Knowledge: Working knowledge of building maintenance, repair, and preventative maintenance programs, irrigation and pool systems, and large and small appliance repair.
- Grounds Maintenance: Previous knowledge of grounds maintenance, landscaping, and/or general maintenance/janitorial experience is helpful.
- Skills: Working knowledge of basic interior/exterior maintenance, hand tools, and cleaning equipment.
- Customer Service: Willingness to deliver excellent customer service as a crucial part of the community team.
- Attention to Detail: Attention to detail, problem-solving skills, troubleshooting ability, and decision-making skills are required.
- Background Check: Must be able to pass a criminal background check.
