Project Manager – Construction:
Paths is a full-scale, vertically integrated affordable housing developer, builder, and operator. Summary/Objective: The Project Manager will manage and oversee construction projects by reviewing contract documents, preparing trade scopes, and leading bidding negotiations. Focused on scheduling, billing, change order management, and ensuring contractor compliance with project plans and regulations. Committed to maintaining a safe, hazard-free site, coordinating with local agencies for approvals, and delivering successful projects within regulatory frameworks. This role will report directly to the Executive Director.
Classification:Exempt (not overtime eligible)
Essential function/Responsibilities: duties include but are not limited to the following
• Read and comment on contract documents and drawings to meet project needs and recommend value engineering options.
• Prepare written trade scopes and bid packages.
• Lead and document contract and bidding negotiations.
• Prepare and monitor project schedule, billing applications, and change order logs.
• Review and approve monthly payment applications submitted by contractors.
• Communicate with local agencies to secure entitlements and manage signoff processes.
• Lead Weekly trade meetings.
• Ensure that the construction site is safe and free from hazards.
• Report accidents that occur at the construction site to the Project Manager.
• Ensure that any change in project plan is executed by contractors.
• Ensure that the project is executed in compliance with local or state regulations.
Requirements:
• Minimum 5 years of experience in ground-up construction
• Bachelor’s Degree in a related field preferred
• Experienced in the construction process and ability to coordinate sub-contractors daily.
• Effectively communicate both verbally and in writing with all trades, Architects, Engineers, lenders and government agencies associated with the production of affordable housing.
• Proficient in Microsoft Outlook, Excel, Word, and Project.
• OSHA 40 hours.
