About the Job-
We are looking for a Project Manager with experience in the commercial construction industry to add to our Houston team! The Project Manager oversees and directs all phases of a construction project. This position will design and implement project plans; communicate concerns regarding project cost, staffing, and scheduling directly with contractors/designers; prepare project status reports and work to ensure plans adhere to contract specifications. We would prefer for this candidate to have experience in K-12 construction.
What You Will Do-
- Manage, plan, schedule, and coordinate project activities to meet deadlines.
- Prepare and submit proposal estimates, budget estimates, progress reports, and cost tracking reports.
- Inspect and review projects to monitor compliance with building and safety codes, environmental regulations, or other regulations.
- On-site job walks.
- Plan, organize, and direct activities concerned with the construction/maintenance of structures, facilities, and/or systems.
- Study job specifications to determine appropriate construction methods.
- Investigate damage, accidents, or delays at construction sites to ensure that proper construction procedures are being followed.
- Prepare contracts and negotiate revisions to contractual agreements with architects, consultants, clients, suppliers, or subcontractors.
- Develop and implement quality control programs and environmental protection programs.
- Interpret and explain plans and contract terms to representatives of the owner or developer, including the administrative staff, workers, and clients.
- Perform, or contract others to perform, pre-building assessments, such as conceptual cost estimating, rough order or magnitude estimating, feasibility, or energy efficiency, and environmental, and sustainability assessments.
- Apply for and obtain all necessary permits or licenses.
- Help supervise construction-related workers.
- Confer with supervisory personnel, owners, contractors, or design professionals to discuss and resolve matters such as work procedures, complaints, or construction problems.
- Other duties as necessary.
Required:
- High School diploma or general education degree required.
- Bachelor's Degree in Construction Management or equivalent field preferred.
- Experience in a Superintendent or Assistant Superintendent position.
- Experience in CSP or Job Order Contract Projects, experience in both is a plus!
- Experience in K-12 Construction.
- Experience in project management is required.
- Proven leadership skills
- Strong communication skills, interpersonal skills and ability to build relationships.
- Proficient computer skills
