The Project Manager ( Land Development) is responsible for supervising and directing all aspects of a community, including maintaining community schedules. This role involves coordinating with other department heads and outside consultants for architectural design and site planning for land development side.

Your Responsibilities on the Team
Maintain community and land schedules, overseeing all land activities and quality control.
Coordinate input from Division Executives on site and architectural design.
Supervise and coordinate with outside consultants for architecture, civil engineering, landscape architecture, and soils engineering. All related to Land Development -horizontal side
Provide weekly written reports on progress, trade partner meetings, agency contacts, problem resolution, and safety meetings.
Create and maintain site budgets.
Negotiate contracts with outside consultants for services such as architecture, civil engineering, landscape architecture, and soils engineering.
Assist in preparing feasibility studies.
Coordinate DRE processing, CC&R’s, and set up HOAs, acting as a liaison and board member if needed.
Secure and manage the exoneration of necessary bonds.
Coordinate model complexes and conditional use permits.
Support the Operations Department during the construction process.
Requirements
Seven (5)+ years of full-time work experience with an emphasis in project planning, design and/or processing with a public agency; consulting engineering, planning or architecture firm; building or construction contracting firm or a land development firm required
High School Diploma or equivalent required; Bachelor’s degree preferred in Urban Design, Planning, Real Estate, Business, Engineering, Construction Management, or related field.
Proficient in Microsoft Word and Excel
Must have good interpersonal skills and be able to define needs, communicate objectives, negotiate commitments and otherwise influence the cooperative efforts of others, both within and beyond direct liens of personal authority, in achieving project objectives
Must have initiative and be able to achieve objectives with minimum supervision
Must be able to communicate effectively and concisely, both verbally and in writing
Must have a problem-solving desire/orientation and be able to deal with complex problems in an efficient manner leading to management decisions and recommendations
Must have a valid driver’s license
Comply with and implement company policies and procedures
