PROJECT MANAGER - COMMERCIAL CONSTRUCTION
United Construction Company is currently seeking a Senior Project Manager who will be responsible for the planning, direction, and coordination of activities on an assigned commercial construction project(s) as well as executing these plans to ensure the project is completed within the prescribed time frame while maintaining or improving on the projected fee, within the terms of the contract agreement.
The ideal candidate will have:
- Commercial construction experience including, tilt-up and CMAR (preferred)
- Maintain positive relationships with clients
- Exhibit competence in negotiating and preparing subcontracts, material purchase agreements and change orders
- Be proficient in preparing and managing comprehensive project schedules on complex projects
- Supervise project engineers and project administrators and develop employees on the Project Team
- Read, prepare, and understand project cost reports
- Review and manage design and construction phase documents
- Review and understand project estimates to determine time frame, funding limitations, procedures for accomplishing project, staffing requirements, and allotment of available resources to various phases of projects
- A successful track record with various building types including public and private sector medical, health care, food, pharmaceutical, educational, federal, state, military/defense, municipal, data center, manufacturing, warehouse/distribution, infrastructure, multi-family, photovoltaic and/or suburban office project experience

JOB TYPE: Full-time
EDUCATION and/or EXPERIENCE: Bachelor's degree (B. A.) from a four-year college or university; and five years related experience and/or training; or equivalent combination of education and experience.
CERTIFICATES, LICENSES, REGISTRATIONS: Must have or be able to obtain a valid driver’s license, must have or be able to obtain a current OSHA 30-hour card, Must have or be able to obtain a CPR and First aid training certification.
SOFTWARE REQUIREMENTS: Experience with: MS Project, Primavera Scheduling, Bluebeam, Sage, and Procore.
DUTIES AND RESPONSIBILITIES:
CUSTOMER SERVICE
- Represent the company in a professional manner with Customers, Designers, Vendors and Stakeholders.
- Build, retain and maintain successful customer and other business relationships as required for the company.
- Promote and assist in obtaining profitable work for the company. Assist in the preparation of presentations and interviews and participate in interviews when needed.
- Assist in the assembly of RFQ/RFP proposals and presentations as requested.
CONTRACT RESPONSIBILITY
- Thoroughly review and understand the project specifications and contract drawings
- Read the owner agreement to understand all requirements and obligations required for the assigned project including but not limited to; contractual completion date, phasing, early turn over, reporting, etc.
- Ensure compliance with all terms and requirements of owner, subcontractor and consultant agreements.
- Ensure all required notices, reports, services, etc., are issued in a timely and accurate manner.
- Prepare all subcontract agreements, purchase orders, change orders and other agreements to ensure all aspects of the project are contracted for within the budget.
COMMUNICATIONS
- Provide close communication and interaction with all internal personnel/groups, 3rd party architectural and engineering consultants, governmental agencies, material vendors, subcontractors and customers.
- Conduct all weekly owner meetings as scheduled.
- Provide meeting minutes as required by the contract document or as required in the company’s policies and procedures, whichever is earlier.
- Attend weekly subcontractor meetings as much as possible. Assist the Superintendent in assembling the meeting agenda and documents.
QUALITY CONTROL
- Assist the superintendent in the development and implementation of a quality assurance program in accordance with the contract documents, Owner expectations, company procedures and industry standards.
- Review shop drawings and submittals to ensure proper coordination and adherence to contract documents. If assigned a Project Engineer on a particular project, ensure shop drawings and submittals are reviewed accurately and timely.
- Ensure timely submission and approvals of submittals, shop drawings and RFI’s to meet required project schedules.
- Conduct regular site walks with the superintendent to ensure overall quality of the project and compliance with contract documents.
- Daily reports and inspections; hold pre and post install meetings.
SCHEDULING
- Work with Superintendent to develop, update and communicate on construction schedules to ensure time frames are coordinated with the purchasing process, submittal/shop drawing process and lead times to ensure the project will meet the required completion date.
- Enforce subcontracts, contract purchase orders, change orders and work orders in relation to the schedule.
- Ensure the schedule is complete and includes: Time Impact Analysis, Weather Delays, Time Extensions.
SAFETY
- The Project Manager is authorized and required to halt unsafe operations immediately that are observed.
- Follow all safety policies as required in the company’s policies and procedures.
FINANCIAL MANAGEMENT
- Schedule work to improve the quality and cost of the project.
- Review the project budget with the Superintendent to ensure jobsite purchases of materials and equipment rental are a part of the budget.
- Adhere to all accounting policies and procedures.
- Ensure adherence to budget.
- Write commitments to subcontractors and suppliers and ensures all materials are procured and delivered to the site in compliance with the construction schedule.
- Enforce all terms and conditions in contracts/purchase orders with subcontractors and vendors.
- Ensure appropriate permits, contract insurance and bonding documentation are in place prior to project mobilization as required.
- Read, prepare, update and understand project cost reports as required by the company standard operating procedures.
- Prepare monthly cost and billing forecasts.
- Understand all job costs allocated to the project.
- Monitors project costs, update and maintain contract budget through all approved change orders.
- Prepare, monitor, process and control all owner and subcontractor change orders and change order requests in a timely manner.
- Prepare monthly billings to owner, meeting time deadlines and coordinating with the accounting department on any required supporting documentation.
- Ensure prompt payment from owner on monthly draws.
- Become familiar with each estimate to fully support its integrity.
- Review design phase and construction phase documents for conformance with the budget and schedule.
- Assist in the review and analysis of subcontractor bid results to determine low responsible bidder.
- Monitor subcontract status report and effect timely execution of documents included timely submission of subcontractor and vendor insurance requirements.
REPORTING
- Inform management, ownership and other affected parties of material issues on a timely basis.
- Prepare reports as required by the Owner agreement or the company policies and procedures.
CLOSE OUT AND WARRANTY
- Effect close-out procedure in accordance with the contract documents and in compliance with procedures outlined in the company policies and procedures.
- Enforce project close-out efforts.
- Ensure the punch list is complete and acknowledged by the owner in a timely manner but no later than the required dates included in the owner agreement.
- Take lead in and monitor and ensure warranty items are resolved promptly on assigned projects completed.
