Position Summary
We are seeking an experienced support services professional with exceptional leadership, business and financial management, planning/problem solving and customer services skills to join our team! This dynamic, results-driven professional will enjoy an exciting, fast paced work environment. The Alliance, Alliance Addition, and 1822 Park make up 202 affordable, permanent supportive apartment homes in South Minneapolis, MN. In addition to providing affordable apartment homes, this set of apartment communities offers homes for individuals and households who have experienced long term homelessness, in partnership with local service providers. The Site Manager reports directly to the Supportive Housing Portfolio Manager.
Key responsibilities include, but are not limited to:
Lead, motivate, and direct staff
- Ensure effectiveness of staff through ongoing training, mentoring and working through performance matters in an effective and timely manner.
- Perform annual reviews for each staff member.
- Use delegation skills to effectively manage time as well as cross train other staff members.
Customer Service
- Ensure that Aeon's residents are appropriately served in a positive, welcoming environment.
- Work with other Aeon staff and outside parties to help Aeon residents engage within their community and create Home.
- Lead and guide customer service strategies in a culturally responsive manner, ensuring consideration for differing needs and expectations of residents, staffs, vendors, community members, etc...
Affordable Housing Compliance
- Meet directly with Aeon households and complete housing eligibility certifications, following through with all steps in the affordable housing compliance process, ensuring accuracy of all certification files.
- Prepare for and successfully execute property inspections with monitoring agencies.
Financial Management
- Support the development of annual operating budgets for assigned properties.
- Create monthly financial variance reports.
- Support annual capital expenditure projections to protect and maximize assets.
- Effectively monitor and collect on property receivables.
- Control expenses and optimize property profitability.
Physical Asset Maintenance and Supervision of Contractors
- Responsible for the maintenance and upkeep of the physical asset by guiding the maintenance team.
- Consistently monitor and follow up on timely and accurate completion of resident and common area work orders.
- Continually monitor vendor invoices and performance.
Administrative Management
- Ensure quality employee selection, training, performance and assure that all supervised employees comply with the appropriate policies, procedures, and performance expectations.
- Ensure property files and records are maintained according to regulatory requirements and Aeon policies and procedures.
Leasing & Marketing
- Obtaining occupancy goals as set by the budget/organization by:
- Marketing
- Processing applications
- Retaining residents
- Affirmative marketing
Skills & Qualifications
- Experience working with individuals experiencing or significantly impacted by mental health, substance use, poverty, and/or trauma is required.
- Significant experience and accomplishments leading a property management or related business team.
- Demonstrated ability to engage in interpersonal communication that is culturally responsive, ensuring consideration for differing needs and expectations.
- Excellent communication and ability to maintain positive resident relations resulting in strong resident retention.
- Proven track record of preparing, understanding and managing budgets as well as increasing net operating income is a plus.
- Must be a resourceful, problem solving, relationship-building, seeker of excellence, with a commitment to Aeon's mission.
- Solid and proven work ethic with the ability to use good judgment, prioritize and execute wide-ranging workload in a fast-paced environment.
- Must have a commitment to learning and participating in Aeon's diversity, equity, and inclusion efforts.
- Valid Drivers' License, reliable vehicle and vehicle insurance is required
- Physical Requirements:
- Ability to lift up to 10lbs.
- Ability to reach above and below the shoulders.
- Ability to sit and stand for extended periods of time.
- Ability to complete daily tours between properties including but not limited to inspecting grounds, hallways, stairwells, and apartment homes.
- Ability to file, open and close file drawers, and enter data into a computer for extended periods of time.
- Ability to withstand external weather conditions.
Compensation, Hours & Location
Compensation is commensurate with experience. Aeon offers an impressive benefit package that includes medical, dental, vision, life insurance, short-term and long-term disability, retirement plan, generous paid time off and an employee assistance program. This full-time position offers mostly Monday-Friday, daytime hours once regular operations are in place. Typical work schedules are 8:30am-5pm, but there is some flexibility in these hours to accommodate the needs of the position and the staff person. Variations to this schedule may occur for planned resident and community events and meetings. This position would join the Aeon management on-call rotation for one week about every 5-6 weeks. This includes the ability to make management decisions on-call. This is an in-person position and will office mostly out of Alliance. Occasional work at Aeon's Central Office, training facilities and other properties will occur from time to time.
