The West Side Federation for Senior and Supportive Housing, Inc. (WSFSSH) is a community-based organization whose mission is to provide safe, affordable housing with supportive services within a residential setting which enhances the independence and dignity of each person. WSFSSH develops, manages, and provides housing for low- income older persons, many of whom live with mental illness and/or have experienced homelessness. WSFSSH is an Equal Opportunity Employer (EOE) Building Management:Supervise the maintenance, administrative and compliance staffWith the Assistant Manager, supervise the front desk staff (24/7) and food service staffIn collaboration with Director of Facilities Department and the Claremont Superintendent manage ordering, repairs, and maintenanceReport on and address building related issues in a timely fashionAssure the building, sidewalks and alleys are clean and well-maintained; and all licenses, certificates etc are current Conduct at a minimum, bi-annual inspections, arranges for routine painting and repair work and monitors progress of work orders. Maintain accurate records, tracking service and performance of equipmentAssure compliance with fire safety regulations including routine fire drills and inspection of fire safety equipmentReview and recommend staff training needs and ensures staff is meeting minimum training requirementsAssure all required licenses, operating certificates, etc. are currentAssure all documentation is properly completed, managed confidentially, and stored in an appropriate location and submitted in a timely mannerAssure quality management is practiced in accordance with all internal and external policies and procedures including, but not limited to contract and leasehold obligations, food service, 24/7 front-desk coverage, maintenance of the buildingServices to Residents:Work collaboratively with social services and the interdisciplinary team to resolve resident issuesIn collaboration with the Clinical Coordinator/Associate Director, responsible for intake/admission, and discharge of residentsBe available to negotiate and respond to grievances and reasonable accommodation.Provide crisis intervention as needed. Share 24/7 on-call responsibilities, including crisis intervention, with other members of the team. Ensure compliance to WSFSSH standards and all contracted agencies including but not limited to NYC Department of Homeless Services, NYC Department of Health and Mental Health, NYC Building Department, NYC Fire Department, NYC Housing and Preservation Department, Low Income Housing Tax Credit (LIHTC), NYCHA Project Based Voucher Program/Section 8 Rental Assistance, and NYC Continuum of Care (CoC).Oversee lease up of vacant units in compliance with fair housing, marketing, tenant selection plans, tenant applications, agency regulated lotteries, and referral programs including but not limited to DHS Protect Resident rights at all timesMaintain resident information including move-ins and move-outs, rent changes, subsidy changes, and rent paymentsBudget:Operate and manage the building within the prescribed budgets and ensure documentation of expenses meets contractual and agency standardsCollect and deposit rentsOversee petty cash Work with CFO and Managing Director to establish annual operating budgetQualifications:Minimum of 3 years of experience with Section 8 and LIHTC, knowledge of other Housing subsidy programs preferred including but not limited to:Section 8 (project based and tenant-based vouchers), NY/NY I,II,&III, SCRIE, DRIE, HOME, HHAP, City FHEPSStrong experience working with people who have histories of homelessness, are living with mental illness, addiction, or other chronic conditionsAt least 2 years of supervisory experienceStrong leadership skills with a proven track record for creating and maintaining positive and mindful changeAbility to collaborate across functional teamsAbility to work well under pressure, including crisis situations, and be flexible with work schedule when necessaryProven management skills including strong computer skills and facility with Excel, Word, Outlook.
