Position Summary:
The Property Manager responsibilities are to oversee the day-to-day operations of MERIT’s commercial real estate portfolio, manage internal and external resources to ensure the highest level of property operation and profitability, maintain best possible relationships with MERIT’s tenants, vendors and peers, and assist MERIT’s leadership in asset management responsibilities.
Key Performance Outcomes:
- Collections/Payments: all property accounts receivable are current
- Late fees charged & notices sent
- Aging report maintained
- Property Operations: operating expenses controlled through portfolio-wide efficiencies and/or vendor management while maintaining a consistently high level of service
- Maintain systems and processes to ensure updated records of certificates of insurance and critical lease dates
Key Responsibilities:
- Oversee the day-to-day operations of MERIT’s commercial real estate properties, including maintenance, tenant relations, and budgeting
- Maintain property management policies and procedures to ensure efficient and effective operations
- Manage and curate a stable of external vendors to maintain the various aspects of the property portfolio to ensure the highest service level at the best available cost
- Develop and maintain relationships with tenants and handle tenant issues in a proactive manner
- Develop and manage property budgets and ensure that all properties are within budget
- Collaborate with MERIT’s leasing agents to ensure that all properties are in a good and marketable condition
- Complete regular inspections of properties and coordinate maintenance activities as appropriate
- Maintain organized and updated tenant files and records
- Generate lease abstracts at appropriate times
Qualifications and Skills:
- Bachelor’s degree in field related to Property Management, Finance or Real Estate
- Deep level of proven property management related experience
- Familiarity with bookkeeping and basic accounting procedures
- Competency in Microsoft Office (i.e. Teams, Outlook, Excel) and PM software (i.e. Yardi)
- Ability to perform electronic filing and record keeping tasks
- Experience with Retail Property Management a plus
