Our focus is on building relationships, not just tenants and toilets. You are the trusted advisor to both property owners and the residents we serve. Youll have regular contact with the property owner to advise them on rent pricing and maintenance items.
Your Responsibilities as a Property Manager
- Team Management - As the operational point of contact, you will be responsible for overseeing a team which could include a leasing agent, a maintenance coordinator, a maintenance technician, and more. You will need good people skills to ensure the work is getting done and the team morale is optimized.
- Educate & Advise Clients - Youll educate the property owner on various aspects of property performance and help them see how Real Property Management goes above and beyond other companies in taking care of their properties. You will help them make decisions on rent pricing, expense management, and more.
- Hands-On - As the team leader, you will need to have the skills and willingness to dive in and conduct showings, process applications, and manage maintenance if your team is ever unavailable to do so.
- Property Performance - You will ensure property performance in a variety of key performance indicators, such as: property occupancy, rent delinquency, budget variance, maintenance management, and property marketing.

Specific Responsibilities
- Oversee day to day operations of the property, including leasing, maintenance, and tenant / owner relations
- Set rental rates by conducting market research to stay updated on rental rates & trends for vacancies / occupied units
- Follow up with Leasing Agent on status of applications and showings
- Update Owners with status of vacancies every Friday
- Email terms to owners for approvals on vacant units
- Schedule move in appointments for new tenants
- Email maintenance team to move in new tenants
- Review lease agreements prepared by Leasing Agent & email via Docusign
- Prepare & Post Notice of Change in Terms, 24 Hour Notices, Notice to Cure or Quit, Notice to Pay Rent or Quit, etc.
- Negotiate lease renewals extensions & rent increases with owners
- Set up contracts for janitorial, trash removal, landscaping, security and other ongoing property services.
- Manage disputes with service providers where appropriate
- Conduct property assessments for new properties to get familiar with owner & property
- Organization and the ability to multitask efficiently
- Problem-solving to find effective solutions for a variety of potential issues to maintain property value
- Enforce lease rules and regulations
- Implement strategies for preventative maintenance related to annual roof inspections & hydro jetting
- Follow up with owner when Notice to Pay Rent or Quit expires to begin UD action
- Ensure compliance with Fair Housing Regulations & Rent Stabilization Ordinance (RSO)
- Meet with Inspectors for Section 8 Inspections for new move ins
- Provide leadership and guidance to property management team

Job Requirements for the Property Manager Position
These are the minimum requirements to be considered for this position.
- You must have a working knowledge of various computer software. AppFolio is our primary

- You must have strong written and verbal communication skills.
Benefits & Pay
Compensation for the Property Manager position is variable based on experience, skills and demonstrated expertise. The position can expect to earn over $65,000 annually with upside potential through bonuses and other incentives.
