About the Job
The Property Manager works to oversee daily operations of the building and ensure brand standards. The Property Manager is a collaborative leader that helps to professionally develop team members and aims to create an enjoyable environment for both employees and residents on site.
Responsibilities:
- Management–
- Oversee daily operations of the property including Management, Leasing, Resident Coordinators, & Maintenance teams
- Establish staffing goals and expectations, ensure proper staffing, training, and performance, approval of OT/PTO & schedules, conduct employee reviews, plan and set team meetings, and direct all APM + Move Coordinator functions - Financial –
- Review Financial Reports with GM (P&L, AR, budgets, etc.)
- Approve monthly pre-bill rent & utilities, audit leases and ledgers, approve invoices, oversee reporting and system financials to ensure accuracy (i.e. FMOs, Rentable Items, Other Income etc.) - Leasing –
- Oversee lease & renewal processes to approve applications & pricing
- Participate on Weekly LRO calls
- Audit website & ILS sites for accuracy
- Work with GM on leasing and resident retention strategies
- Take tours and assist Leasing within Salesforce as needed
- Resident Engagement –
- Send communication + email blasts
- Oversee resident events
- Manage and resolve resident issues
- Ensure company standards of hospitality and customer service are met though all communication channels; monitor and respond to online reviews (Google, Yelp, Apts.com) - Operations –
- Conduct property walkthroughs to ensure building cleanliness + expectations are being met
- Assist GM overseeing café, retail, maintenance vendors, and maintenance projects
- Initiate and oversee legal cases
- Assist the affordable component
Attributes
- 1-2 years in leadership role
- Residential real estate experience preferred
- Proven ability and desire to coach and development team members
- Effective verbal + written communication skills
- Highly developed customer service skills
- High attention to detail
- Exceptional organizational skills
- Proficiency in software systems relating to property management and or related industries
