Hydration Room is looking for an experienced and motivated Real Estate and Construction Manager to play a key role in our expansion. This high-impact role is responsible for identifying and securing prime locations to grow our clinic footprint, partnering closely with our CEO and external real estate brokerage to lead site selection, lease negotiation, and project execution—from the Letter of Intent (LOI) through opening day.
In this role, you'll also collaborate with our operations team to ensure each new location is seamlessly integrated into our network, ready to deliver top-quality service to our clients. We're seeking a strategic, proactive leader with in-depth knowledge of the US commercial real estate landscape, strong project management skills, and a get-it-done approach to see projects through successfully.

Core Role Responsibilities:
- Site Selection & Acquisition: Identify and assess strategic locations in collaboration with an external real estate brokerage and internal teams. Oversee market research, competitive analysis, and site feasibility to align with brand goals.
- Negotiation & LOI Management: Lead lease negotiations and LOI execution to ensure favorable terms and strategic alignment with growth objectives.
- Project Oversight: Drive the timeline from LOI to grand opening, partnering with architects, construction, engineering, and operations teams for smooth clinic setup and on-time openings.
- Stakeholder Collaboration: Act as the key liaison between internal departments and outside vendors, ensuring transparent and effective communication to achieve project goals.
- Market Expansion: Maintain an active pulse on national real estate trends, identifying high-potential markets and sites for future growth.
- Budget & Timeline Management: Track project timelines and budgets, balancing cost management with quality and efficiency.
Qualifications:
- Bachelor's degree in Real Estate, Business, Project Management, or related field preferred
- 4+ years of experience in real estate with proven expertise in medical, retail or wellness expansion
- Strong project management background; ability to manage multiple projects simultaneously
- Knowledge of US real estate markets, lease structures, and negotiations
- Excellent communication skills; adept at building relationships and getting results across teams and stakeholders
- Proactive problem-solver with the ability to work independently
- Willingness to travel as needed to oversee site selection and project milestones
Compensation details: 80000-90000 Yearly Salary
