Job Description: The Development Intern will assist the development team in all aspects of the multifamily development process from site selection and contract execution to project turnover to property management. Primary tasks will involve but are not limited to site sourcing, financial analysis, market analysis, conducting due diligence, entitlements, design management, zoning and land use analysis, permitting, communication with brokers, investors, lenders, community members, city officials, zoning attorneys and third party consultants, and any other task that is deemed necessary for the success of the company.
The right candidate should be a motivated student studying Real Estate, Finance, Economics, Analytics, Urban Planning, Engineering, or Construction who thrives in a fast-paced environment, is a problem solver, has a positive and doer attitude, and has a passion for real estate development.
RESPONSIBILITIES
Assist development team in all facets of real estate development, construction management, and ownership.
Completion of rent comparable summaries.
Financial underwriting.
Assist in creating investor and lender memorandums.
Assist in sourcing strategies, including significant off-market research and outreach
Understand land use concepts and be able to identify allowable uses, site zoning yields, and highest and best use for potential projects.
Assist with the due diligence process for new projects.
Assist with consultant management.
Assist with project scheduling.
Assist with community outreach.
Effectively communicate with all external stakeholders including brokers, property owners, consultants, and community members on all future and current projects.
Assist acquisitions team in gathering property-specific & market information by researching a variety of sources including, industry, regulatory and economic information, demographic data, and property information.
Any other task that is deemed necessary for the success of the company.
SKILLS and QUALIFICATIONS
Advanced computer skills, including MS Office Suite with an emphasis on Excel.
Pursuing a Bachelor’s degree in Real Estate, Finance, Economics, Analytics, Urban Planning, Engineering, Construction or related field from an accredited College or University.
Ability to operate independently and effectively report in written and verbal formats.
Strong analytical and strategy skills.
Strong financial analysis skills.
Strong problem-solving skills with the ability to forecast risks and how to mitigate against them.
Energetic, organized, creative and highly motivated person with the ability to learn and work independently and collaboratively.
Strong work ethic and ability to support multiple projects in parallel and prioritize competing demands under the pressure of time-sensitive deadlines.
Excellent interpersonal, verbal, and written communication skills.
Strength of character and flexible style to work in various capacities.
A true entrepreneurial spirit who has the commitment and wherewithal to collaboratively grow the Company.

Ability to travel and visit projects.
Safety Hazard of the Job
Normal safety hazards associated with office work, and with occasional observational visits to construction sites.
Physical Demands
The moderate physical effort required to sit, bend, stoop, lift, walk and climb. Maximum unassisted lift is 70 lbs. Average lift is less than 10 lbs. Requires ability to use a keyboard and monitor. Also requires the ability to communicate verbally, both in person and on the telephone. May require some travel by car/truck.
Environmental Requirements
Moderate to extreme outdoor conditions. Above average noise levels. Protective equipment is required. Average inside office environment. Average office noise levels. No personal protective equipment is required. Ambient temperature is between 68F and 76F.
