Cresten is seeking an experienced and dynamic Regional Manager to oversee a portfolio of apartment communities. The ideal candidate will have a proven track record in property management, strong leadership skills, and a commitment to delivering exceptional customer service. This role involves strategic planning, financial oversight, and the ability to drive performance across multiple properties.
DUTIES/RESPONSIBILITIES:
Operational Oversight: Manage the day-to-day operations of assigned properties, ensuring compliance with company policies, state and federal regulations, and safety standards.
Team Leadership: Recruit, train, and mentor on-site property managers. Foster a positive and productive work environment.
Financial Management: Prepare and manage annual budgets, monitor financial performance, and implement cost-saving initiatives. Analyze operating statements and provide reporting on budget management, occupancy, leasing trends, and overall property performance.
Resident Relations: Enhance resident satisfaction through effective communication and timely resolution of issues. Develop and implement community engagement initiatives.
Marketing and Leasing: Develop and execute leasing strategies. Monitor occupancy rates and implement plans to achieve and maintain high occupancy.
Property Maintenance: Ensure properties are well-maintained and meet company standards. Work in conjunction with the Senior Facilities Manager on maintenance operations within each property.
Performance Analysis: Utilize key performance indicators (KPIs) to assess property performance and develop action plans for improvement.
Compliance and Risk Management: Ensure properties adhere to local, state and federal housing regulatory requirements. Manage risk by conducting regular audits and inspections.

REQUIRED SKILLS/ABILITIES:
Demonstrating initiative, strong supervisory and organizational skills, judgment, and discretion in making independent decisions.
Using initiative and independent judgment within general policy guidelines and defining problem areas, analyzing data, preparing formal recommendations and carrying out solutions.
Recognizing and reporting safety problems and make recommendations for solutions.
Operating standard office equipment, including job-related computer hardware and software applications, including Microsoft Office Products.
EDUCATION AND EXPERIENCE:
5+ years experience, latest role as Regional Manager of at least 1,000 units, with multiple site experience (preferred)
Experience managing staff of 10+, including maintenance technicians
Experience in residential apartment marketing and management and knowledge of applicable laws and regulations.
Ability to analyze financial data and develop strategic plans
Proficient with Yardi Voyager (preferred)
Knowledge of multiple PC software packages such as MSOffice suite
WORK ENVIRONMENT:
Work is performed in a small office setting as well as various properties and construction sites.
TRAVEL REQUIREMENTS:
Within Sioux Falls and regional areas on a daily/weekly/monthly basis.
PHYSICAL REQUIREMENTS:
While performing the duties of this job, the employee may be regularly required to stand, sit, talk, hear, reach, stoop, kneel.
