Looking for an experienced, multifamily professional as a Regional Service Manager/Project Manager!
The Regional Service Manager/Project Manager works closely with corporate leadership and the VP of Facilities Management to improve the efficiency and skill level of all maintenance departments within the designated region and participates in maintenance systems company-wide. The Regional Service Manager/Project Manager will manage budgets and capital expenditures for remodel or renovation activities as directed. In addition, the Regional Service Manager/Project Manager will ensure that all renovation and maintenance related projects are carried out efficiently and within parameters established by industry regulations and policies. The ideal candidate will have a strong background in multifamily and construction project management, excellent organizational skills, and the ability to lead teams effectively. The candidate must be able to express a professional and friendly demeanor and be a proactive, self-starter who possesses exceptional multi-tasking and communication skills, both oral and written. The ability to exercise good judgment, prioritize tasks to operate effectively in a fast-paced environment, exhibit a high degree of flexibility, and to build strong relationships with other departments, contractors, and vendors is critical to accomplish tasks and achieve goals.
The ideal candidate must have the ability to travel up to 75% to assigned communities in multiple states.
Candidate must reside in Dallas, TX, Nashville, TN or Atlanta, GA.
Education and Experience
- High School Diploma or GED required, college or trades school preferred.
- Minimum five years' experience as multifamily on-site service or maintenance manager, or equivalent; preferably with multi-site experience.
- Experience in construction project management, with a focus on multifamily new developments and renovation projects.
- Entrata and Quickbase experience a plus.
- Experience in all phases of electrical, HVAC, boilers, chillers, EMS systems, appliance, turnkey, preventive maintenance and repairs is required.
- EPA Type 1 & 2 Certification is
- Valid driver's license required.
Essential Duties and Responsibilities
- Perform quarterly property audits on all properties within assigned region and prepare and send reports on findings to Community Manager, Service Manager, Regional Manager, and Vice President, Facilities Management.
- Establish action plans and follow up per specific dates and schedules to ensure compliance with Cottonwood standards. This requires the incumbent to possess a valid driver's license and to maintain automobile insurance as the incumbent must travel to various job sites.
- Improve bench strength for all maintenance positions through excellent leadership, training, inspections, mentoring, and
- Assist Vice President, Facilities Management and Regional Manager in the bidding/estimating of capital items and operational issues that arise. Establish scope of work and/or bid packages accordingly and review all bids. Provide onsite supervision for capital projects/repairs as needed.
- Develop and manage comprehensive capital improvement projects, including timelines, budgets, and vendors. Coordinating with contractors to ensure project objectives are met.
- Manage project budgets, ensuring cost-effective solutions without compromising quality, controlling project expenses, including materials and services.
- Ensure all renovation work complies with local building codes, safety regulations, and company standards.
- Assist Vice President, Facilities Management with overseeing new development communities as assigned, including punch walks, working with general contractor to understand all the mechanics of the new development. Understand warranty details and working with vendors.
- Ability to review Community Manager reports to identify process improvements at the community level.
- Implement and monitor Cottonwood's policies and procedures, EPA, and OSHA regulations and requirements.
- Promote and monitor Cottonwood's National Accounts program with vendors and on-site
- Evaluate significant maintenance trends for purchasing and training
- Coordinate technical training that meets the needs of the maintenance associates and provide classroom instruction, on-site workshops, and additional training as
- Assist in the maintenance and operation of equipment used on site. (example: key control systems, access gates, alarms, etc.).
- Assist in acquisition and transitioning new communities to Cottonwood standards and systems.

Additional Skills and Competencies:
- Understanding of multi-family maintenance. Specifically, HVAC (central power plant and split central), plumbing, electrical (single and three phase), appliance installation and repair, carpentry, roofing, and preventative maintenance. Ability to read and interpret plans, instructions, and specifications to determine work activities as well as a general knowledge of residential building codes.
- Ability to communicate effectively in writing and verbally with various individuals and co-workers to facilitate the progress and completion of projects and assignments. Ability to communicate in Spanish language a plus but not mandatory.
- Ability to exercise good judgment, prioritize tasks to build effectively in a fast-paced environment, exhibit a high degree of flexibility, and to build strong relationships with other departments, residents, and vendors.
- Demonstrated skills in the management and motivation of associates as well as the ability to instruct via hands on, classroom, and individual training methods in all related technical fields.
- Ability to work flexible hours to meet needs of construction and schedules.
- Capability to work in inclement weather.
- Dexterity to complete paperwork as well as operate tools and equipment used in construction projects.
- Typing and basic computer and software proficiency required to complete reports and other related paperwork required to track construction projects.
