We are seeking a Residential Mortgage Assistant (Processing & Servicing) to join the CIB mortgage team.
To perform this job successfully, the Residential Mortgage Assistant provides support for all mortgage processing and operational needs from origination to closing and file completion.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Reviews new loan applications to make sure all information is correct and application is filled out completely and accurately.
- Collects title fee estimates to properly disclose title fees and all other loan related fees. Will also be responsible to making sure to get early disclosures out in a timely manner.
- Orders and tracks all 3rd party services on loan is ready to become active. (Title, Appraisal, Insurance, Flood, PMI, etc.)
- Works to clear any outstanding conditions/items that are needed before closing such as credit documents, updated payoff documents, etc.
- This position will work closely with the customer and communicate the loan status regularly via phone and email. Will also work closely on a purchase transaction with seller, realtor, and Title Company.
- Reviews 2015 Itemization and makes sure all fees and escrows (if applicable) are correct before getting loan ready for closing.
- Prepares file for closing by going through checklist and making sure all items are checked off and the file is complete.
- Makes sure to balance CD with title by sending final numbers to title and once balanced also send closing package to title.
- Sends initial and final (if necessary) CD to borrower in compliance with CFPB guidelines.
- Adds all mortgage closings to the Closing Calendar as soon as Processing gets the closing scheduled.
- Makes sure all wires are set up correctly and going to the correct place in a timely manner.
- Makes sure all loans get funded/disbursed on disbursement day and makes sure all invoices get paid promptly.
- Makes sure all new mortgages get scanned to title for e-recording the day of disbursement and that the original gets mailed to title that same day so they can send it in for recording.
- Processes daily servicing functions such as payoff requests, payment inquiries/questions an any other customer phone or email inquiries.
- Drafts Subordination Agreements, Paid in Full Letters and Satisfactions and make sure they get recorded and/or mailed in a timely manner.
- Takes care of getting closed loans sent to Loan Ops on the day of closing or disbursement to get the new loan put on the system.
- Assists Loan Ops with payment type inquiries/issues.
- Assists with Escrow Analysis as needed and is solely responsible for paying out all insurance when it’s due as well as taxes.
- Is responsible for making sure all completed loans are scanned into Encompass (when applicable) and that all completed loans are sent to imaging withing 24 hours of closing.
- Monitors all closed loans and makes sure final title policies are scanned into Encompass and sent to scanning within 24 hours of being received.
QUALIFICATIONS DESIRED
Education/Certification: AA Degree or equivalent from a two-year college or technical school; or equivalent combination of education and experience.
Desired Knowledge and Experience: Understanding of mortgage loan processing and closing functions including FHA, VA, and conventional lending. Knowledge of mortgage related requirements, procedures, and underwriting criteria.
Three years to five years of similar or related experience.
Previous Encompass experience a plus.
Skills/Abilities: Good verbal and public relations skills. Strong typing abilities. Good basic math skills. Able to use related computer applications. Well organized.
