Summary of Role:
The residential project manager is responsible for managing the scope, schedule, quality, and budget of a residential construction project. This position will interface directly with homeowners, architects, engineers, and designers to facilitate on-time decision making, communicate issues and changes to the plans, and provide regular status updates to subcontractors, architects, designers, and homeowners.
Knowledge, Skills, Abilities:
- Must have an in-depth understanding of residential construction practices, products, and methods.
- Ability to read and understand drawings and specifications.
- Must have a passion for building architecturally driven, high performing homes.
- Bluebeam/PDF. Must be able to scale, measure, and mark-up PDF files.
- Elite verbal and written communication skills. Must communicate effectively with vendors, subcontractors, architects, designers, and homeowners. Must be able to communicate effectively to all socioeconomic levels.
- Ability to perform light carpentry tasks and operate skid loaders, forklifts, and man lifts when necessary.
- Bachelor’s in construction management and/or HS degree + adequate construction experience
- Proficient in Microsoft Product suite
- Ability to review engineered drawings and architectural plans
- 2+ years carpentry experience recommended
Primary Responsibilities:
- Review and understand project drawings from architects, engineers, and designers
- Manage and facilitate RFI Process and documentation. Address scope/budget changes based on answers.
- Manage and facilitate submittal/shop drawing process and documentation. Address scope/budget changes based on answers.
- Review subcontractor/vendor shop drawings.
- Maintain, update, and distribute project schedule in MS Project/Procore
- Schedule and lead recurring meetings with clients, architects, and designers. This includes, but is not limited to:
- Preparation and distribution of agenda
- Facilitation of meeting
- Documentation of decisions and changes made during meeting
- Distribution of notes to project stakeholders
- Purchase materials specified by client, architect, or designer, following internal purchase order process
- Review bids for accuracy and completeness. Submit to purchasing/accounting for PO generation
- Ensure all required inspections are scheduled, passed, and documented.
- Manage subcontractor schedules and mobilizations.
- Review subcontractor work for quality and adherence to plans
- Progress reports and owner communication
- Plan and coordinate material deliveries
- Assist subcontractors with site readiness for their work
- Maintain a neat and orderly jobsite
- Delegate carpentry tasks to carpentry team and/or Superintendent
Complete daily logs noting deliveries, progress, delays, and inspections
Secondary Responsibilities:
- Trim carpentry
- Tile showers, floors, and backsplash
- Light carpentry work, as needed, to keep project moving
Compensation, Benefits, and Perks:
- Salary: $75,000-$100,000.
