Job Summary
The mission of the Roving Assistant Property Manager is to support the Property Managers in continuing to grow our operational excellence and driving property performance. This position will be in Macon, GA. Managers utilize strong interpersonal skills while interacting with customers, assisting them in identifying storage needs while providing real-time, cost-effective solutions. Resolving issues, answering questions, and providing general information regarding our company and policies are included in daily responsibilities. Managers are active during the day, taking time to inspect, clean out and prepare units for lease, and maintaining the property grounds and buildings. Ensuring the highest standard of quality in cleanliness, safety, and visual appearance is a priority.
Requirements
Key Results:
- Consistently achieve 65% lead & reservation to move in conversion ratio
- Achieve and maintain 92%-unit occupancy or higher and continue to grow revenue month over month
- Maintain 4% or less monthly delinquency
Objectives and Responsibilities:
- Show and rent storage units, parking spaces and office suites.
- Converting website, walk in and phone leads into move in rentals.
- Maintain account receivables by collections, processing payments and performing daily closing procedures to ensure all deposits are accurate.
- Offer merchandise for sale and assist in unit size decisions.
- Greet all new customers and tenants promptly, enthusiastically, and professionally.
- Resolve all tenant issues in a timely and effective manner or roll up to DM if needed.
- Ensures that company standards of cleanliness, appearance and professionalism are met.
- Inspect facility daily for trash, security issues and perform lock checks every morning and afternoon (full walk through weekly).
- Manage multiple facilities by following schedule created by DM.
- Be able and willing to travel to multiple facilities in an assigned area as required for this position.
- Perform other essential duties and tasks as assigned.

Qualifications:
- Possess a valid driver’s license, insurance, and reliable transportation.
- A self-starter and a passionate desire to perform duties at a high level.
- 1-3 years of relevant work experience in a customer facing environment, with day-to-day management responsibilities.
- Some working knowledge of budgets and P&L.
- Excellent interpersonal and communication skills. Both on the phone and in person.
- The ability to work well and perform duties independently and in a team setting.
- Possess a working knowledge of computers and applications such as Microsoft and Outlook. etc.
- Have the ability and willingness to perform light maintenance, sweeping, mopping, changing light bulbs, lifting, bending, etc.
Benefits
This is a full-time opportunity offering $16 - $18 per hour. Candidates must be able to work weekends if assigned. Schedule hours would be Monday - Friday 9:30am - 6pm, and Saturdays 9am - 4pm. Hourly position with bonus potential. Health/Dental/Vision benefits. 401K with company contribution. PTO. Uniform stipend.
