Inspired by this vision, CHS develops, owns and manages affordable housing programs for low-income families and individuals; currently including 2,500 units of housing in 60 different buildings across Western Washington. We provide supportive services for people who have experienced homelessness, low income seniors, farm worker families, and those who have special physical and mental needs.
Position Description
A Team of two Roving Maintenance Professionals will travel as needed to all the CHS properties reaching from Bellingham in Whatcom County to Woodland in Clark County. This position will be the lead position and will supervise the second team member. The Team will be responsible for the safety and good handling of a van and tools provided to perform the work. This Team will take direction from the Director of Facilities to manage a wide variety of repair projects in our apartment buildings and office spaces. The Team will perform high-quality repairs and conduct themselves with a high degree of professionalism treat all residents and staff they encounter during the performance of their duties with courtesy and respect.
Responsibilities
- Maintain a safe and clean work environment following all OSHA standards as well as facility health and safety standards.
- Properly and accurately use a maintenance software system or paper records to document all maintenance work performed.
- Time management: includes maintaining an organized scheduling and tracking system, usually on a computer, to effectively complete all maintenance requests in a timely manner and in the order by which they were received or by level of urgency.
- Use tools in a proper and safe manner, keep van, tools and supplies organized and clean at all times.
- In coordination with the Director of Facilities, plan ahead to ensure that all supplies and tools necessary to complete a project in a timely manner are on hand and ready to use when needed.
- Provide skills in;
- Carpentry skills: Strong organizational skills. The ability to interpret blueprints. Accurately measure, cut, and shape lumber, wood. Install Interior trim work and other building materials. Perform repairs on existing framework structures that are damaged or structurally unsound. Sound knowledge of building codes and safety regulations.
- Cabinet & countertop installation: including measuring, ordering, assembling and proper installation.
- Bathroom remodeling; including tubs, tub surrounds, subfloor repairs and related insulation and drywall, flooring installation.
- Plumbing: including troubleshooting, repair, replacement or installation of faucets, pipes, hot water tanks, toilets, garbage disposals, dishwashers and laundry equipment.
- Electrical: includes troubleshooting, repair, replacement or installation of electrical outlets switches, light fixtures, ceiling fans, climate control systems, and heating systems.
- Drywall repair: installation, taping, mudding, texturing, and repairing small areas of damage.
- Appliance repair: includes the repair, replacement or installation of major household appliances.
- Respond to maintenance emergencies, assess the situation, safely minimize ongoing damage, report to supervisor, communicate with emergency responders, and create plan for short-term mitigation and mid-term repairs.
- Communicate with CHS staff onsite in an effective and collaborative manner.
- Organize and maintain SDS file and safety information.
- Be aware of the full maintenance situation at each site visited and report any damage or needed repairs to supervisor.
- Regularly lift and carry supplies, building materials, etc.
- Assist building maintenance team with repairs and special projects as needed.
- When needed, assist with providing timely unit turnover repairs for vacant units to prepare them for the next resident.
- Understand the functions of the fire control, intercoms, HVAC, steam, water, and pump systems. Inspect and assess these systems to determine that they are working properly.
- Share on-call coverage responsibility for after-hours maintenance emergencies.
- Alert management to non-maintenance concerns.

Job Conditions
This position requires the employee to work in an environment where there may be exposure to blood, bodily fluids, and other potentially infectious material. Other exposures could include cleaning supplies, chemicals involved in pest control, paint and other materials used in building maintenance, building temperature fluctuations, dust, noise, and odors. Other working conditions may include interruptions, working alone, evening or weekend work responding to emergencies and working on-call.

- Ability to work occasionally in poor weather conditions, including heat, cold, rain and snow.
Minimum Qualifications
- High School diploma or equivalent in apprenticeship or trade school.
- Three years full time experience in supervising or leading construction or maintenance staff.
- Five years full-time building maintenance or construction experience, or experience in a related building trade’s field consisting of repairs, refurbishing, and maintenance administration.
- Working knowledge of the trades and building systems listed above under ‘Major Duties and Responsibilities”
- Good computer skills with competence in Microsoft Office products, full cell phone capabilities, and ability to learn software systems.
- Able to read and interpret maintenance documentation, manuals, and building plans and keep clear and accurate records of routine tasks.
- Ability to troubleshoot problems while also knowing when to reach out for more expertise when needed.
- Ability to provide clean WA State Driving abstract and experience driving a work van in all situations; urban, rural, and in all types of weather.
- Experience working independently, prioritizing work tasks, and following through with the completion of the tasks.
- Ability to communicate effectively in English verbally and in writing.
- Experience training construction or maintenance staff.
- Licensing or certification in electrical, plumbing, or other trade skills.
