POSITION SUMMARY:
The Sales Lease-Up Specialist is responsible, under the Executive Director and Regional Director of Sales and Marketing’s supervision, for driving and achieving high resident occupancy by ensuring strong inquiry to tour, tour to deposit, and deposit to move in conversions by using appropriate sales techniques, performing follow up tasks, and supporting the community being always “tour ready”. A Sales Lease-Up Specialist must be self-motivated, organized and professional. He/she will develop and implement sales and marketing strategies to include relationship selling for both prospects and professionals, external business development, lead generating and professional referral events.
QUALIFICATIONS: The Sales Lease-Up Specialist must be self-motivated, organized, and professional. He/she must diligently and conscientiously devote full and exclusive time and attention, and best efforts to job responsibilities; demonstrate good judgment and sound discretion on a consistent basis that ensures meeting occupancy goals of the community at the earliest time possible.
Other: Willingness to flex schedule to accommodate business growth needs, work weekends, and holidays as needed. Ability to work independently with minimum supervision; problem solving, conflict management, budgeting.
Essential Duties:
Conducts tours, phone, and direct sales calls in accordance with established Sales & Marketing goals ensuring leasing expectations are met or exceeded.
Manages all move-ins/outs to achieve maximum revenue performance for the community. Communicates incoming resident's special needs or requirements to the Health & Wellness Director. Assists in maintaining an active, meaningful wait list.
Assists in the development and implementation of sales and marketing plans that will result in meeting and/or exceeding performance expectations.
Take the lead in completing lead generating activities to ensure adequate leads are produced to meet performance expectations. Manages and maintains a working knowledge of the lead tracking and marketing software programs and systems.
Assists in the success of internal sales programs such as the resident/family referral and associate referral programs.
