Responsibilities
- Development and execution of sales strategy for the market that ensures attainment of company sales goals and profitability, including pricing, product mix, competitive market analysis, model home merchandising, signage, and media exposure.
- Manage the complete sales cycle, from prospective customer identification & Realtor relationships, to qualification, contract negotiations and ratification.
- Performance and development of the company's Sales Team - recruit, train, motivate, and supervise team members in their quest to achieve excellence.
- Drive effective lead conversion strategies to maximize customer acquisition, ensuring a seamless transition from initial inquiry to contract signing
- Ensure high customer service ratings by fostering a customer-centric approach within the sales team, prioritizing client satisfaction and responsiveness throughout the sales process
- Promote the company through participation in various industry and civic organizations.
Job Specifications:
- Evaluate sales consultant performance via growth reviews including follow-up action plans and mystery shop reviews, recruiting, plan and prepare for future staffing needs.
- Facilitate sales meeting; devise and implement agenda and training.
- Work closely with management on regular business plan updates, sales projections, and departmental expenditures; attend regular management meetings to review backlog, evaluate starts and buyer financing status.
- Conduct training of sales group; creative prospecting, financing qualification, follow up systems, generating referrals, managing backlog, competitive shopping, identifying buyer profile, setting and holding appointments/gaining customer commitment, appropriate signage, MLS listings and realtor relations.
- Create and distribute weekly reports - including traffic, conversion rates, sales goals vs. actual, performance to benchmarks, cancellation rates, pricing, product offering and incentives per community.
- Manage home site release, options catalog, home pricing and premiums .
- Work with marketing and design to appropriately merchandise models based on buyer profile and budget.
- Conduct grand openings and monitor community development standards and overall community appearance.
Desired Skills & Expertise
- Qualified candidates must have direct homebuilding industry experience, with 5+ years' experience
- Thorough understanding of the competition in the new home construction market.
- Naturally able to provide and articulate crisp, clear messaging for complex products and services, including sales & closing techniques, company benefits & features, and financing.
- Superior negotiation skills and demonstrated success in leading sales organizations to the top level performance.
- Track record of leading and developing teams ensuring a bench of talent is available for promotion. Skilled in recruiting and retaining "A" level sales professionals.
- Bachelor's degree preferred
