Currently we are hiring for a Sales and Marketing Specialist to join the team! We are looking for someone who has a tenacity for sales and marketing to optimize revenue growth at our spaces. This Yugoer will boldly engage with our onsite teams to ensure they are executing all necessary actions to successfully lease our spaces. You will be required to travel 75% of the time to our spaces with your primary focus on creating and implementing effective leasing and marketing strategies across the portfolio. You will partner with Operations Leadership to ensure strategic alignment for support of the spaces, provide recommendations, and lead through core values.
Responsibilities:Key Responsibilities
- Lead by example through exhibiting and enforcing the sales culture including being able to sell, sell, sell along with (and sometimes as) the onsite teams when required.
- Ability to travel up to 75% for onsite sales & marketing support, conferences, growth & development trainings, and can work effectively while remote and/or in a centralized support capacity (e.g., Denver office).
- Monitor, analyze, and support all sales and marketing opportunities and activities across multiple locations. For Focus Spaces, execute on behalf of onsite teams as necessary to improve performance.
- Support the onsite teams in the successful execution of Leasing Plans to budgeted Occupancy, Retention, Rental Income, Vacancy Loss, Other Income (Leasing Related Fees/Rentable Items), and Concessions (Specials).
- Review sales performance updates from onsite teams regularly and identify concerns/potential risks as well as opportunities, then propose Leasing Plan exceptions strategies to Sales and Operational Leadership when needed to improve low performance and optimize high performance.
- Monitor sales reporting and support Yugoers with coaching and sales training to instill confidence, ensure success, and promote sales performance, especially in areas of improvement including traffic generation, lead management, customer service, curb appeal, touring, closing techniques, and price optimization through the emphasis and lens of the Yugo brand.
- Continue administering sales and marketing policies and procedures, system processes, and workflows while evaluating them for efficiency. Provide feedback to relevant stakeholders both onsite and within support, then collaborate with stakeholders to optimize the leasing process for students through systems enhancement, specialized training, and marketing tactics.
- Attend and actively participate in leasing calls, sales meetings, and other conferences.
- Support onsite teams with coordinating and executing community events, open houses, university housing fairs, marketing communications/advertising.
- Acquire and apply an extensive knowledge of individual spaces, university markets, local competitors, student demographics, and overseas/visa requirements
- Stay current on market trends, competitor activities, and student housing preferences to support vital strategic recommendations on sales and marketing strategies based on market dynamics.
- Analyze student survey testimonials, renewal offer feedback, and reputation management reviews to determine areas of improvement, then ensure that the action plans devised/executed by Operations are broadcasted to students to promote sales.
- Design and implement innovative Marketing Plans that resonate with our students through digital campaigns, social media, and traditional marketing channels to maximize visibility. Ensure top performing marketing platforms are utilized as determined by market including curb appeal, signage, print advertising, university publications, etc.
- Partner with Global Marketing to evaluate lead quality, cost per acquisition, and ROI by lead source channel. Ensure successful rollout of global initiatives such as Live Your Best Life, Yugonauts, Renewal Campaigns, etc.
- Provide 3rd party agencies/locators/brokers with pricing, leasing specials, and availability, then facilitate handoff of student referral from 3rd parties to space teams.
- Review and reconcile commissions reports/invoices from 3rd party agencies and Yugo HR payroll against student rental accounts before submitting commissions for payout.
- Audit and maintain local space-specific sales and marketing content such as pricing and availability, photos/videos, descriptive text copy (e.g., specials, floor plans, renovations, etc.) on Yugo.com, internet listing services (ILS), and other marketing/agency websites within brand guidelines.
- Monitor individual space social media posts to provide feedback on content, relevance, and brand continuity.
- Provide spaces with marketing materials designed per brand guidelines that align with Yugo Values/Yugo Pillars/Live Your Best Life and feature current leasing specials and other calls to action. Examples include flyers, direct mailers, email/text blasts, Yugo promotional merchandise (aka swag), leasing signage, digital ads, etc.

Experience and Knowledge
Education/Experience:
- Bachelor’s degree in marketing, business, hospitality, or related field; or 1 year of experience in the student housing/multi-family housing/hospitality industry; or equivalent combination of education and experience.
- Proven experience in leasing and marketing, with a focus on student housing preferred.
- Strong aptitude for digital sales and marketing systems and platforms.
- Excellent communication and interpersonal skills.
- Creative mindset with the ability to think boldly and outside conventional boundaries.
Language Ability:
- Ability to read and interpret legal documents such as leases, policies, and procedures.
- Ability to write routine reports and correspondence to various stakeholders.
- Ability to speak effectively with internal staff as well as external customers.
- Reading, writing, and speaking fluency in English language.
