Making Waves Education Foundation is a nonprofit in Richmond, California. The Foundation supports Making Waves Academy, a public charter school in Richmond, California, educating more than 1,100 students, and leads a college success program, which provides coaching, scholarships, financial and career support for more than 500 college students as well as a network for more than 500 Wave-Maker alumni.
Making Waves Education Foundation owns an 8-building campus on 20 acres in Richmond occupied by Making Waves Academy (MWA). MWEF also owns its own headquarters building nearby, as well as surplus properties in Contra Costa County that are in the process of being sold.
We are seeking a highly skilled and proactive Facilities Manager to lead daily maintenance, repair, and vendor coordination for our 8-building modern school campus. This role emphasizes expert troubleshooting, proactive maintenance, and strong vendor oversight to ensure high-quality support for campus facilities. The Facilities Manager will also play a critical role in developing and updating standard operating procedures to maintain consistency and excellence in repair and maintenance practices.
This role is based at our Making Waves Academy campus and is expected to work a 7a-3:30p schedule Monday through Friday with occasional after hours and weekend work as needed).

This is a fully in-person, full-time, non-exempt role, and will be eligible to receive:
- Pay: A competitive hourly pay range of $37.25-$50.52 (equivalent to $77,682-$105,099 annually) based on requisite work experience and performance during the interview process. We always give our best offer, so we do not negotiate salaries.

Core Responsibilities
Primary responsibilities include but are not limited to:
General Maintenance & Repairs
- Facility Maintenance: Perform and oversee routine maintenance for building systems, including plumbing, electrical, and general infrastructure, ensuring smooth operation and safety across campus facilities.
- Daily Campus Inspections: Conduct daily walkthroughs to proactively identify maintenance needs, resolve issues swiftly, and maintain campus functionality.
- Troubleshooting Expertise: Act as the primary troubleshooter for facility issues, quickly assessing and resolving problems, and engaging specialized vendors as needed for more complex repairs.
Vendor Collaboration & Oversight
- Vendor Scopes of Work: Ensure that all vendor-contracted services are completed according to defined scopes of work, maintaining high-quality standards and adherence to campus requirements.
- Vendor Collaboration: Build and maintain strong relationships with external vendors, clearly communicating maintenance requirements, and ensuring high standards of service delivery and completion.
- Work Quality Assurance: Conduct inspections following vendor work to verify that it meets specified standards and scope requirements.
Development of Standard Operating Procedures (SOPs)
- SOP Creation & Updates: Develop, document, and regularly update Standard Operating Procedures for maintenance and repair tasks, ensuring they reflect best practices and meet campus needs.
- Process Consistency: Implement and enforce SOPs across all maintenance activities to ensure quality, consistency, and efficiency.
- Training & Implementation: Provide training to team members on SOPs and monitor for adherence, supporting effective day-to-day operations.
Coordination & Communication
- Collaboration with Facilities Operations Lead: Work closely with the Facilities Operations Lead to align on task prioritization, ongoing projects, and provide insights into facilities needs, supporting a cohesive approach to campus maintenance.
- Work Order Management: Use the work order system (e.g., SolarWinds) to document, prioritize, and manage maintenance requests, maintaining thorough records of all maintenance activities.
- Professional Communication: Uphold high standards of professionalism in all communications with team members, staff, and vendors, fostering strong relationships and alignment on maintenance priorities.
Compliance & Standards
- Preventive Maintenance: Implement and follow preventive maintenance schedules to maintain equipment longevity and reliability.
- Safety Compliance: Ensure that all maintenance activities adhere to organizational and regulatory safety standards, maintaining a clean, safe, and compliant environment.
- Emergency Preparedness: Be ready to respond to campus emergencies (e.g., power outages, natural disasters), quickly addressing issues to ensure safety and minimize impact.
Additional Duties
- Documentation: Complete and maintain accurate documentation of work orders, inspections, and vendor activities, supporting transparency and effective record-keeping.
- Support Other Facilities: Assist with additional repair & maintenance tasks as needed at our home office (3045 Research Dr.).
- Professional Development: Actively participate in training and development opportunities to stay current with industry best practices and enhance technical skills.
Key Experience, Qualifications, and Skills
- Experience: 5+ years in facilities maintenance, with an emphasis on troubleshooting, general repair, and vendor management.
- Certificates: Relevant certifications such as Certified Facility Manager (CFM), Building Operator Certification (BOC), OSHA 30-Hour, EPA 608, or similar credentials that demonstrate expertise in facility operations, maintenance, and safety compliance are strongly preferred but not required.
- Technical Knowledge: Strong foundation in building systems (electrical, plumbing, mechanical); HVAC knowledge is beneficial but not required.
- Vendor Management Skills: Experience overseeing vendor work, ensuring adherence to scopes of work, timelines, and quality standards.
- SOP Development Experience: Proven ability to create, implement, and update standard operating procedures for consistent, high-quality repair and maintenance practices.
- Collaboration Skills: Effective in working closely with the Facilities Operations Lead and aligning on priorities, especially during the transitional reporting period.
- Physical Requirements: Able to meet the physical demands of the role, including walking, lifting up to 50 lbs., and working outdoors in various conditions.
