DEPARTMENT/PROGRAM DESCRIPTION
The incumbent is responsible for supervising the maintenance team and working with students, parents, and staff to maintain a positive school culture. The incumbent patrols the school building, grounds and parking lots to ensure the safety, security and repair of the school campus is adequately maintained. The incumbent is also responsible for meeting with MAAC, SUHSD, students, staff, and community business to discuss security, facility and related issues and to find and recommend solutions to school-related concerns/problems.
- Maintains positive relationships with students, parents, staff and community resource agencies; promotes prescribed standards of conduct and behavior; prepares disciplinary paperwork for students and refers students to various community programs; safely transports students and staff to off-site school activities; maintains and monitors scholarship Metropolitan Transit System (MTS) Pass Program; provides classroom supervision as needed; coordinates the use of facility with community partners; meets periodically with MAAC, SUHSD and community partners/businesses to discuss school-related safety and facility concerns and possible solutions.
- Plans, organizes, supervises and evaluates the work of assigned staff; in conjunction with staff, develops, implements and monitors work plans to achieve assigned goals and objectives; contributes to the development of and monitoring of performance against the annual department/site budget; supervises and participates in developing, implementing and evaluating work programs, plans, processes, systems and procedures to achieve MAAC and MCCS goals, objectives and performance measures consistent with MAAC’s quality and service expectations.
- Patrols and monitors hallways, school buildings and parking lots; responds to emergencies and other security and facility concerns; reports and detains unauthorized persons in accordance with established MAAC and MCCS policies.
- Plans and evaluates the performance of assigned staff, establishes and monitors staff goals and provides coaching; takes disciplinary action up to and including recommendations for termination; addresses performance deficiencies in accordance with MAAC’s human resources policies and procedures, applicable governmental and funding source regulations and labor contract provisions.
- Provides day-to-day leadership and works with staff to ensure a high performance, customer service-oriented work environment which supports achieving departmental objectives and service expectations; provides leadership and participates in programs and activities that promote a positive employee relations environment.
- Schedules, coordinates and supervises the work of personnel engaged in the alteration, modification, maintenance, repair and cleaning of agency facilities and landscaped areas; provides technical assistance to staff; instructs and provides for the training of staff in work methods, use of tools and equipment, and relevant safety precautions; confers with property managers regarding maintenance problems and projects.
- Monitors and inspects the performance of contractors engaged in the maintenance and repair of agency facilities; ensures work is completed in accordance with MAAC quality standards and all contract requirements.
- Assesses facilities and grounds for necessary preventive maintenance and repairs; ensures timely completion of preventive maintenance programs.
- Conducts interior and exterior facilities inspections to identify necessary maintenance and repair; inspects and evaluates work performed; identifies problem areas and directs remedial action.
- Operates a variety of electric and gas powered equipment.
- Works with MCCS administration to ensure that records and reports, including time cards, worksheets and maintenance requests are prepared and submitted in an appropriate and timely manner. Responds to emergency situations as necessary; responds to after-hours emergency calls.
- Oversees and manages the tracking and ordering of necessary tools, equipment and supplies.
- Responsible for carrying out the agency’s safety program; ensures subordinates follow safety policy in work methods and procedures; enforces proper safety precautions while working in dangerous situations; educates employees on rules, regulations, safe work habits and potential hazards presented by their work environment. Conducts safety training as required and/or needed.
- Participates in the development, review and updating of written maintenance procedures, instructions and schedules; attends meetings as necessary.
- Attends staff meetings and various school-related events; participates in student conferences as needed; provides information and assists with investigations by school police.
- Performs other related duties as assigned.

- Facilitate communications between students, school officials and staff to enhance understanding and promote a secure environment.
- Conduct comprehensive facility inspections, identify maintenance and repair requirements and establish appropriate work priorities.
- Observe, identify and implement effective courses of action to complete work responsibilities.
- Oversee and inspect the work of staff and/or outside contractors to ensure timely completion of projects in accordance with contract specifications and provisions.
- Respond calmly in dangerous or potential crisis situations and appropriately restrain individuals.
- Use tact, discretion, and courtesy in dealing with sensitive and confidential situations and with upset parents and students.
- Read, interpret and explain plans, specifications and manuals and standard maintenance and repair procedures and practices.

- High school diploma, GED or equivalent.
- Four (4) years of building construction and maintenance experience.

HEALTH STATUS
Must have a physical examination, TB clearance and a drug screen by a doctor/clinic designated by MAAC as well as immunization records for influenza*, pertussis and measles as required by state and federal regulations prior to the first day of employment.

BACKGROUND CLEARANCE
All positions are subject to a background/education check, DMV check, NSOR, exclusion and debarment checks prior to hire and periodically throughout employment as required by various funding sources.
Note: California Start law requires background criminal checks on anyone who works in a licensed childcare facility who is not a client. Must have or obtain a current criminal background check clearance, signed criminal record statement, and signed Acknowledgement to Report Child Abuse form prior to the first day of employment.
TRANSPORTATION
Must have and maintain a valid California Driver’s License, daily use of a personal, insured vehicle, and have and maintain a motor vehicle driving record acceptable to MAAC’s insurance carrier. Incumbents will be enrolled in the California DMV Pull Program.
