POSITION GENERAL DESCRIPTION: The Senior Project Estimator organizes and oversees the estimating activities of the specific projects as they relate to estimating and preconstruction activities. Senior Project Estimators are ultimately responsible for compiling the complete estimate for specific projects assigned under the supervision of the Director of Pre-Construction. Senior Project Estimators are responsible for cultivating relationships with subcontractors, vendors and clients, and will be a mentor/coach to Estimators in the building group. This position may supervise Estimators.

POSITION SPECIFIC DUTIES AND RESPONSIBILITIES:
Preconstruction Management
- Maintain an open line of communication with the Project Manager and encourage that same open line between the Estimators.
- Provide input into the consideration of the proposed bid list on projects.
- Review and refine all budget numbers, hard bids, final subcontractor bids, written proposals and summaries of work produced by the Project Estimators.
- Regularly attend preconstruction meetings: provide meetings minutes and lead the preconstruction meetings.
- Continue to develop and improve Estimating Group procedures.
- Develop and maintain positive client relations.
- Maintain consistent communication with the client regarding V.E. and budget updates.
- Provide reviews of drawing progress for V.E. and constructability.
Establishing Bid
- Review and analyze drawings, specifications, proposals and other documents.
- Prioritize and organize deadlines for bids.
- Determine and develop project general conditions.
- Determine vendors and subcontractors for a project.
- Set-up and attend pre-bid walk-throughs.
- Identify all bid items.
- Develop invitation to bid.
- Complete bid form.
Project Set-Up
- Determine the appropriate bid divisions.
- Obtain and distribute project bid documents.
- Contact and communicate with vendors and subcontractors.
- Prepare quantity take-off, preconstruction schedule, and project specific Bid Breakdown and Bid Book.
Project Bidding
- Review plans and specifications and request any additional information.
- Follow up with subcontractors, vendors and material suppliers to ensure bid coverage.
- Review and qualify submitted proposals.
- Prepare detailed summaries of work.
- Assemble the proposal documents.
- Review complete bid breakdown and proposal with the Chief Estimator.
Project Award and Hand-Off
- Update and finalize Bid Book.
- Perform Contract Review.
- Prepare summaries of work.
- Facilitate the Estimator to Project Manager Handoff meeting.
- Provide assistance to the project manager though-out the project duration.
- Assist with additional projects, duties, and tasks as assigned.
POSITION QUALIFICATIONS:
Education: Bachelor's Degree or equivalent work experience.
Knowledge Required: Thorough knowledge of the construction industry with familiarity of building codes, laws and regulations. Solid understanding of financial practices, accounting policies and computer related programs.
Experience Required: At least ten (10) years of estimating both competitive bid projects as well as conceptual budgeting for projects within the construction industry.
Skills/Abilities: Shows the ability to have strong interpersonal, communication, organizational, and analytical skills, including task and time management, negotiating, quality management, business writing, scheduling, critical thinking, purchasing, project scope and contract management. Must be a strong leader and be proficient in group/public speaking, team building, coaching, and mentoring. Experience with On-Screen and Timberline a plus.
