Senior Project Manager – Multi-Family Construction
Primary Function:
Provide overall technical and managerial leadership for multi-family construction projects. The Senior Project Manager is responsible for ensuring that projects are completed on time, within budget, and to the highest quality standards by overseeing all phases of the construction process.
Responsibilities:
- Team Leadership: Lead, motivate, and support the project team to ensure safety, quality control, and adherence to the project schedule.
- Plan Interpretation: Proactively review and interpret plans and specifications from architects and engineers, effectively communicating details to all stakeholders.
- Project Coordination: Collaborate with stakeholders to schedule and plan work, coordinate equipment and materials, and monitor progress to ensure the project stays on track.
- Client Relations: Serve as the main point of contact for clients, fostering strong, long-term relationships and ensuring client satisfaction throughout the project.
- Cost Management: Devise and implement cost-effective strategies to ensure projects are completed within budget.
- Contract Management: Understand the contract with the owner and its impact on the project team, particularly regarding proper notice and documentation procedures.
- Regulatory Compliance: Obtain necessary permits, approvals, and regulatory clearances to ensure the project complies with all legal and safety requirements.
- Project Documentation: Prepare subcontracts, purchase orders, change orders, profit forecasts, pay applications, and other project documents using company technology systems.
- Estimating & Reporting: Perform quantity take-offs, unit pricing, and create monthly progress reports for the project.
- Negotiations: Lead subcontractor and supplier negotiations, including change orders, and negotiate project changes with owners.
- Communication: Draft owner letters, RFIs, and project meeting agendas, facilitating clear and effective communication throughout the project lifecycle.
- Long-Term Planning: Anticipate project needs and challenges, identifying potential issues 6 to 12 months in advance to ensure proactive management.
- Superintendent Collaboration: Collaborate closely with Superintendents to ensure seamless project execution on-site.
- Mentorship: Mentor and train Assistant Project Managers and Project Engineers, fostering the development of the next generation of construction leaders.
- Submittal Reviews: Oversee the review of submittals for compliance with contract documents, coordinating with design engineers for approval.
- Business Development: Identify and pursue future business opportunities, actively contributing to the company’s growth in the multi-family sector.
- Safety Compliance: Enforce compliance with company safety programs, OSHA regulations, and company policies to ensure a safe work environment.
- Professional Representation: Promote professionalism, integrity, and commitment to quality and safety, representing the company in all project interactions.
Required Certifications/Training:
- Completion of the OSHA 30-Hour Construction Course.
Required Skills/Abilities:
- Extensive experience in project management, specifically in multi-family construction.
- Proficient in project management software and the ability to create detailed schedules using Microsoft Project or similar tools.
- Strong understanding of Microsoft Word, Excel, and PowerPoint.
- Excellent organizational, interpersonal, and communication skills, both written and verbal.
- Ability to work independently while managing multiple tasks and responsibilities.
